For the first time since the initial offering, one of the three penthouses at El Andaluz, the Jeff Shelton–designed condominium at 531 Chapala Street (between Cota and Haley), has been publicly put on the market.

El Andaluz was built in 2009, with four apartments on the second floor and three on the third floor; at 3,422 square feet, unit G is the largest of those three penthouses. The layout is appealing, with common areas to the left as you enter (from the private elevator servicing your two-car garage), the master suite to the right, and a two-bedroom guest suite in the middle. A few items worth pointing out: two offices, 14-foot ceilings in some areas, radiant floor heat throughout, and myriad signature Shelton details. There’s no air conditioning, but it’s addable.

Of course, $4.25 million is a lot for an apartment in Santa Barbara, even a special one such as this. In its favor is enough outdoor space—nearly 2,000 square feet total, half of which is a private roof deck outfitted for entertaining—to compensate for the lack of a yard. Surprisingly, the asking price is only $75,000 more than the property sold for back in 2009.
