Noteworthy new listings….
I’ll go see 3150 Sea Cliff ($23 million) later this morning, so you’ll have to wait till then for quibbles—right now, all I have is real estate lust. The seller paid $4.3 million in March 2020 for a teardown on 2.4 acres in Yankee Farm and built a stunning, low-slung four-bedroom with a one-bedroom guest house. Even the conversation pit looks good.
The 2001 Spanish-style house at 2315 Ortega Ranch Road ($9.795 million), at the far end of the cul-de-sac just above Summerland, wants updating, but the single-level floor plan is solid. The family room off the kitchen is the big winner, and all four bedrooms are en suite, although ideally there would be one worthwhile guest room away from the primary. Bring your land use consultant to determine whether the fallow half of the five-acre lot is usable.
Built in 1969, 2035 Sandy Place ($9.995 million) in Birnam Wood was designed by architect Jack Warner, who had some avant garde ideas of how homes should be laid out. I have yet to see it in person, and there’s no floor plan online, so I can’t speak to the livability of the place. The flamboyance, however, is obvious in the scale of the rooms, the many statues adorning the facade and around the plus-shaped pool, the Old Hollywood primary closet, the cabana that’s crying out for a full-time pool boy…. It couldn’t be farther from the subdued Scandinavian-farmhouse style so popular these days.
Which leads us to 540 El Bosque Road ($7.299 million), a 1913 five-bedroom handsomely redone to contemporary tastes. It was not open this week—the storm messed with the usual brokers’ caravan—so questions remain: how far is the parking from the house? Does the lot still go all the way through to Live Oaks Road? Is work at the nearby garage audible?
Two penthouses at Anacapa Villas, between Ortega and Cota, are being offered together as 618 Anacapa Street #8 and #6 ($6.8 million), and also available separately for $4,200,000 and $2,600,000, respectively. Combined, you get five bedrooms and five baths, a handful of living spaces, two kitchens, and more. There can’t be many—if any—single-level apartments downtown this size. Perhaps the floors not matching only makes it seem larger.
Redolent though it is with midcentury energy, 3674 W. Pacific Coast Highway ($5.1 million) actually dates from 1984; it was designed by architect Carl Maston. I have serious regrets about not making the 20-minute drive to Ventura’s Faria Beach Colony to see it yesterday.
Also worth checking out:
••• 4384 Via Presada ($3.95 million): Hope Ranch fixer and but can someone first straighten out those draperies near the kitchen (below)?

••• 2715 Exeter Place ($2.3 million): Mission Canyon spiffer-upper with unobstructed view.
••• 122 Hollister Ranch Road ($4.2 million): One-third share with main-house building rights on an ocean-view lot.
