Noteworthy new listings….
Built in 2022 on 1.71 acres, 3218 Campanil Drive ($29.995 million) has “White Lotus” baller energy in spades, from the king-of-the-hill view, to the luxurious elbow room (8,653 square feet and just four bedrooms), to the lower-level garage that looks like a Fletcher Jones dealership. And is that a trophy case by the elevator? More after I see the property in person today….
The view is also magnificent at 110 Via del Cielo ($9.995 million), atop TV Hill. The house dates from 1990, and the photographs show off its best attributes while minimizing the spots you’d likely want to refresh. (Half-wall in a bedroom, bathroom carpet, etc.) TV Hill is not super walkable—trust me—but you can always stretch your legs on the paths in the buffer below the house.
Yet another magnificent view can be seen from 806 Arbolado Road ($9.25 million) on the Riviera. It’s a 1980 Mediterranean that got thoroughly redone with crisp, minimal interiors—the inverse of a facelift, if you will. Despite the overall freshness inside, there are palimpsest moments here and there, such as the bullnose corners more common decades ago. A logical comp is 945 Arbolado up the street. Smaller, but new construction and with a pool, it sold for $7.65 million at the start of 2026.
One of the wonderful things about Santa Barbara real estate is how a special property can be tucked away somewhere, often outclassing its surroundings. Take 1490 La Cima Road ($6.995 million) in Bel Air Knolls: it’s at the end of a long cul-de-sac, perched on its own little knoll, directly across from Elings Park, as if it had been airlifted in from Tuscany. Bruce Giffin of Giffin & Crane built it for himself in 2007 (he sold it in 2019), which may be as close to a guarantee of quality as you can get. The Italian stylings feel a tad heavy in places, but the setting—in particular, the large and private backyard—is magical. I was surprised that the primary bedroom is positioned toward the motor court. Was it to catch a view of the ocean? Avoid the sound of celebrations at Godric Grove? Both?
The Montecito Oaks neighborhood east of Olive Mill Road has seen some relatively big sales in recent years, but those houses were dialed in. As sweet as 188 Santa Elena Lane ($6.495 million) is, it’s just over 2,000 square feet with a wonky floor plan (to wit, the combined family room/butler’s pantry and the way one of the three bedrooms uses a bathroom in the hall across from the primary). Moreover, creekside living doesn’t have the charm it once did. Will walkability to Coast Village Road and access to Montecito Union School be enough?
Designed by William Pereira (of San Francisco’s Transamerica Pyramid and LAX’s Theme Building), 800 Miramonte Drive ($18 million) is a 19,138-square-foot building atop TV Hill that “combines RS-15 zoning with a rare Research and Development Overlay, allowing continued office/R&D use, residential conversion, or a live/work configuration” with a five-car garage and 54 parking spaces. As a residence, it gives off the vibes of a Bond villain’s lair, but they seem to be having a moment.
