Siteline | 16 New Listings: From a One-Bedroom Cottage to a Baroque Boudoir

In lieu of a roundup of open houses—which haven’t started up again yet—here are 16 noteworthy properties that have just come on the market.

At the end of Shoreline Drive, with no neighbor directly to the west, 1707 Shoreline Drive ($5.295 million), makes the most of a swell location. Despite the excellent staging, the house clearly needs work; the question is, how much?

Down and across the street: a one-bedroom, one-bath cottage at 1526 Shoreline Drive ($1.295 million). Who needs houseguests?

2860 East Valley Road ($2.995 million) is dear to my heart—my husband and actually owned it for a while. Everyone who visited us agreed that the house has great light and great energy. I do wonder whether it’s underpriced for this market, but then I haven’t seen it in years.

I mean, compare it to 2150 East Valley Road ($2.8 million)….

Let’s hope 1399 Greenworth Place ($2.2 million), rich with midcentury funk, can be saved. Looks like it might be more likely to get torn down, though.

Meanwhile, the 1950s house at 165 La Vista Road ($2.796 million) on Eucalyptus Hill just got a renovation. The exterior color, landscaping, and photography are doing it no favors.

476 Braemar Ranch Lane ($3.895 million), in the Yankee Farm part of town, also got a modern renovation inside, but a four-bedroom house with only two full baths? Perhaps a family won’t mind, what with the tiki pavilion, swimming pool, tennis court, and some sort of lawn bowling.

Easy to see why the cute Spanish two-bedroom at 161 Hermosillo Road ($2.085 million) in Montecito went pending immediately.

On the ocean side of Pepper Hill, 1171 Glenview Road ($6.495 million) has a lot of square footage (5,853) and a big presence. The USC basketball court could come in handy when you try to buy your kid’s way into the school. (The listing doesn’t explain the little shed out back.)

Take note: 534 W. Junipero Street ($1.249 million) is how you decorate a sweet 1910 Craftsman cottage, leaving aside some of the color choices.

Another charmer: 4646 Via Roblada ($5.795 million) in Hope Ranch.

At the other end of the Hope Ranch spectrum is the feng shui nightmare of 3938 Laguna Blanca Drive ($2.795 million).

A good decorator could really have fun with 1302 Dover Hill Road ($2.595 million). The challenges are offset by the views.

Living on a golf course isn’t my thing, but as a wise woman once explained to me, you get openness without having to deal with the maintenance. The inside of Birnam Wood’s 475 Crocker Sperry Drive ($4.995 million) is a tad fusty but also quite genteel.

I love Hidden Valley Lane, but 3091 Hidden Valley Lane ($4.999 million) hurts the eyes. Why do architects ruin entryways with stairwells like that? But it’s a lot of house (nearly 7,000 square feet) for the price.
