Noteworthy new listings…. I’m still out of town and haven’t seen any of these in person, so the descriptions are brief.
779 Ayala Lane ($29.95 million), the 1922 George Washington Smith estate known as Ravenscroft, has eight bedrooms, nine and a half bathrooms, “lush gardens, a guest house, wine cellar, pool, tennis court, and hidden surprises.” Ooh, surprises! Maybe the creeping fig sings “Feed Me.” If you don’t want to pony up $30 million, you can rent it for a minimum of five nights.

Is there something in the water on Edgecliff Lane? The oceanfront Montecito street has seen three properties listed in the last five months. The latest is 1469 Edgecliff Lane ($29.995 million), built in 1969 with three bedrooms and seven baths; it’s kind of homely on the outside, and interiors want updating. The view is outstanding, of course, but there’s no beach access from the house (although you could always add a rope ladder).

The 1925 carriage house for the McCormick estate that later became the Riven Rock neighborhood, 825 Rockbridge Road ($13.95 million) is ripe for renewal. The stonework and green tile roof are fabulous; the pine paneling seems unlikely to survive the next owner.

The seller of 3620 Campanil Drive ($7.995 million) paid $6.345 million in June 2023 and doesn’t appear to have done a lot to it. (Photos from the previous listing are here.) What I wrote last time still seems to apply: “The single-level house is eminently livable—with a large kitchen, living room, and family room—and the location is lovely. While the surfaces feel fresh, the 1972 architecture remains wonky: the front door around the side of the house; the attached garage enters into the dining area; and the roof sits rather heavily (and the metal doesn’t exactly lighten things up).”

Park Highlands is hot, and 4868 Via Los Santos ($4.195 million) is single-level and in nice enough shape. The house will likely prove appealing, even the street is relatively busy.

A fabulous photo in the listing for 3110 Argonne Circle ($3.05 million) shows San Roque with just a handful of houses, including the 1946 Tudor as the lone home in the center of the San Roque spider web. It’s a project, for sure, and the floor plan is a little kooky—two of the four guest rooms (and their shared bath) are off the foyer—but the bones have personality to spare. Please don’t replace that bathroom tile with gray marble!

••• 1401 La Cima Road ($3.25 million): 1978 spiffer-upper (and then some, perhaps) in Bel Air Knolls.
••• 1588 East Valley Road ($3 million): .49-acre flag lot near the Upper Village with a one-bedroom teardown.
••• 823 Arguello Road ($2.395 million): 1936 Lower Riviera spiffer-upper.
••• 1830 Loma Street ($1.995 million): Two-bedroom 1928 house (1830 Loma) and two two-bedroom units in a second building (1828 Loma).
••• 3498 Via Real ($3.795 million): “Two single-level homes, a separate studio, garages, carports, a workshop, 3 laundry facilities and abundant parking” on .97 acre in the middle of Carpinteria’s industrial-agriculture zone (below).
