Sweet Little 1945 Oceanfront House Trying for a $3 Million Flip

In lieu of an open-house roundup—those aren’t happening these days—here are some noteworthy properties that have just come on the market.

The 1945 house at 2339 Edgewater Way ($6.5 million) is small but sweet. If the interiors are a bit meh—the kitchen looks fine, but the bathrooms need to be redone—the setting dazzles: one acre of oceanfront land, “with an arroyo to the west, instead of a neighboring home, [providing] rarely seen unobstructed ocean views to the west and south.” The Mesa Lane beach stairs are two doors down. Note: The property sold two years ago for $3.4 million.

The charm of the 1964 house 4162 Cresta Avenue ($2.495 million) in Hope Ranch is intact, although the kitchen and baths appear to be original. The mountain views are wonderful, and it’s easy to see how the property could be turned into something special. Contact agent Monica Lenches of Coast and Valley Properties for details on Sunday’s Zoom open house.

Depending on your tolerance for color, the 1948 house at 1630 Mira Vista Avenue ($5.5 million) may or may not need refreshing. The views are perfect as is, and the street is one of the more appealing on the Riviera.

The address of this 1902 two-bedroom, one-bath cottage ($1.62 million) isn’t included in the listing, but if the URL for the property’s website is any clue, the house is on Cheltenham Road in Mission Canyon. The lot is only .17 acres.

At the other end of the spectrum is 13600 Calle Real ($29 million), out past Refugio State Beach. The property is 287 acres; the house, built in 2015, has five bedrooms, 10 full bathrooms, and one impressive laundry room. The listing doesn’t show the main rooms, alas.
