I know a lot about a few of these residential areas having lived and worked in them. But, some people want privacy and don’t want other people walking through their neighborhoods taking photos of their driveways and giving addresses. I love going around to our neighborhoods and learning about them. But, discretion is a valued trait. Please try to learn it. Urban Hikers were MUCH more discreet.
What house sold in the last 3 years isn’t overpriced? I’m not an expert however I think there is a premium for turn key properties in the Hedgerow.

You’re fun to take a walk with. Thanks!

"Singular possessive takes an apostrophe and the letter s, even if the last letter is an s. And yes I’ll die on that hill." I'll die there with you, bless. Also, I agree with S about DLG Plaza. I park there all the time, or at least I try to. Not sure what will draw people to use this new version, except it might be a nice spot for City Hall employees to hang out, and whoever ends up in the News-Press building.
We looked at Camino del Rio in 2021 and nicknamed it "The Municipal Airport." Glad to see a remodel has brought it out of the 90s.
i’ll walk with you in Hope Ranch! I could get a couple of us!!! wendy
Obviously those negative posts are from those who are not artists, or share the appreciation of form and function, the art of composition, nor pushing the boundaries of architectural principals. To experience it in person is when one will truely appreciate the meticulous finite details, and the thoughtful process/execution that shaped this marvelous home.
I'm pretty confident SkyG's comment was meant as sarcasm, but either way, thanks for the link. Interesting stuff!
You may be a "true believer" but that doesn't mean everyone is or should be. https://casetext.com/case/energy-enhancement-sys-v-state
I always wonder about these extremely overpriced houses. Is this a tactic by some agent to get attention? There is no sq footage in the listing(another tactic?), but the records show it's somewhere in the 4400 range. Which is approx. $3400 per ft for less than an acre, with no ocean or mountain views and a fairly small lot. It's so extremely overpriced that it's almost a joke. Maybe there is a person who will pay 2x the market value, but they'll have to be color blind for that kitchen is in the running for the ugliest remodel I've ever seen. It would be a cool article to run though all the extremely overpriced houses in the area that sit on the market for years - like that modern one up on Spyglass, or the burnt out Neumann shell... Is it the agent? The owner? Its def not the market...
As one of the few folks with a business within De La Guerra Plaza itself, I am happy to see the upgrade though it will of course be quite a different place once completed. While it is true that people might potentially use a lawn if it were preserved in the no-car version of the plaza, there are very few people who use of the lawn currently. As long as there is a decent amount of shade, I can see the new version being more popular than the old one (which won't be difficult to do). The biggest loss will be the removal of easy access 15- and 75-minute parking as people will need to now use parking garages (Ortega, Paseo Nuevo) in order to pick up an order from quick-stop places like Blenders. I'm not a huge fan of the bubbler fountain, but I recognize that there are many things in Santa Barbara which I don't use and other people enjoy so it isn't a big deal.
Born and raised in SB, love pastrami, cannot wait to try this place out! Welcome!
I clicked the link and it was worth it! I now know who designed one of my all time favorite houses in SB - The Skyline House is sooooo cool - our friends live near there and I have to wipe a little drool out of corner of my mouth every time we drive by.
I can invite you to Hope Ranch Annex. Not the same but has some charming features!
Domecil will be SUCH a fantastic addition to State Street. Stephanie’s shop is SO beautiful! She has a great eye. I cannot WAIT to see what she does with this bigger space. Her pottery, textiles, baskets, clothing, books and tabletop offerings are all so meticulously curated. She is very thoughtful about what she sells in her shop…always mindful of the environment and sustainability. I especially love that she carries Mt. Washington pottery and tabletop pieces from LAClay. Also, such a TREAT that she is now nextdoor to The Daisy. My go-to spot for their super healthy Grain Bowl!
Does anyone know what the purchase price was for the 222 E. Anapamu building?
I really like the artistic features of this project!
Close to $2.5mm in profit for doing nothing but owning a $3mm house for 5 years. Crazy appreciation. Someone must have really wanted that house (or was it the dog?). My guess is it was the dog... Or perhaps the sellers did a complete remodel on the inside? Not sure, but I do know that $6.12mm is a lot of money for that particular house.
Love the Red Stiletto, the fantastic husband that thought outside the shoebox and the Save the Shoe story. When we travel to Ventura from Paradise (yes, that Paradise, our hometown!) to spend some time on our boat, I always take our lady guests to see the famous stiletto, just for grins.
This walk takes my breath away.......thank you. Living in Hawaii for many years and being able to spend time in S.B. and enjoy these magical streets and paths takes my breath away.....there is so much beauty when walking and even driving I never want to stay inside. Thank you!
"every former Biltmore employee I know is bitter about the way they were treated and has moved on, so wooing them back might require incentives" On Friday I had a chance to speak with a friend who was a former hospitality worker at the Biltmore and was (is) caught up in the furlough crap. He has family and remains friends with many who were workers there, and most of them have moved to the other top-tier resorts locally. He raved about the experience of working at the Biltmore and the perks. He took full advantage of the free hotel stays at other properties and 50% discount while on property because he's also a travel nut and does as much as possible as a hobby. He won't be going back because he's found other full-time employment elsewhere in a different industry. Just another data point I wanted to share.
Is Patxi's really closed, for good?
"(also hate lame Debbie downers)" In the spirit of Erik's comment "I think we all want a supportive environment" perhaps we should try not to resort to name-calling commenters we simply disagree with.
Hi! I’m the developer of Anacapa. Just wanted to shed some light on the red canopy which is actually going to be an artistic design that will be glass and backlit. It also will match a similar mural at the entry to the parking garage. Thanks for the write up and I really enjoy your site! Best, Kyle
