On the Beach Between the Miramar and the Biltmore

This week’s noteworthy new listings….

Big and right on the beach, 1453 Bonnymede Drive ($25 million) is one of the prime properties in the Sea Meadow gated community. Time will tell whether it can get that eye-popper of a price; the current owner paid $13.5 million in 2013, and the house doesn’t appear to have been significantly updated since.

If you needed more proof that Covid-19 has been a boon to local real estate, take 1586 San Leandro Lane ($6.599 million): it was whispered at under $5 million as recently as last spring, and now it’s officially on the market for $1.6 million more. The 1924 house clearly has a glamorous soul, but the floor plan is quirky and the bold decorative touches won’t be to everyone’s taste. UPDATE: It’s already in escrow, so presumably someone offered close to that price.

812 De La Guerra Terrace ($2.795 million) is an unremarkable (save the view) 1953 Lower Riviera house that got an intriguingly contemporary renovation. The barn doors on the bedroom make me worry the room might be too narrow for a king bed. But the property has already gone into escrow.

Speaking of unremarkable houses with views: 2011 Edgewater Way ($3.85 million) is at the bluff’s edge on a quiet Mesa cul-de-sac.

There’s a ton of period charm at 1611 Laguna Street, where “the current owners use the original bungalow 3/2 duplex as a single family residence while the back cottage is currently being rented for $2,800 per month.”

I must still be in a phase because I’m convinced that something fresh is waiting to be excavated in the 1979 architecture of 25 Santa Teresita Way ($2.795 million). The rock garden can go.

With five bedrooms in 1,910 square feet, the math at 2719 Clinton Terrace ($1.74 million) in Samarkand is confounding. The public rooms look sharp, but the budget must’ve run out before they got to the bedrooms.

••• 380 Ortega Ridge Road ($2.25 million, above): one-acre lot with an ocean view—if your neighbor keeps the hedges trimmed.
••• 107 Olive Mill Road ($3.6 million): two-bedroom, 2,910-square-foot condo at Coast Village Road that the current owner bought for $3.4 million in July.
••• 4506 Creek Lane ($3.1 million): off San Antonio Creek; could use updating.
••• 728 De La Vina Street ($2.695 million, below): fascinating time capsule of a triplex—is that a radio in the corner?—between De La Guerra and Ortega.
