Montecito Two-Bedroom for $7.995 Million

Noteworthy new listings….

While the location of 448 Court Place ($7.995 million)—on a gated private lane walkable to the Upper Village and Montecito Union School—is likely to garner attention, the floor plan may prove divisive. The 1980 house has just two bedrooms, a narrow dining room, and three small sets of stairs (including between the kitchen and the family room—the TV is set into the back of the kitchen island). And unless you can append a guest suite to the garage, there doesn’t appear to be any room to add an outbuilding on the one-acre lot. P.S. I dare you to look closely at the large artwork in the primary bedroom. UPDATE: I mentioned the painting because the artist has given the eyes a fascinating optical-illusion effect.

I don’t expect 2627 Caspia Lane ($3.995 million) to sit on the market for long—located in the Cottages at Summerland gated community, it has classic appeal and unobstructed views, and it looks to be turnkey enough, if you can abide the stone choices. The sexy curves of the hot tub and deck make a nice counterpoint to the traditional architecture.

The 1921 house at 242 Ortega Ridge Road ($3.495 million)—”originally part of the famed Conklin estate”—looks like it has sunk halfway into the earth, and inside has challenges galore. Nevertheless, I think it could be made it into something really cool if you embrace the quirk. The seller paid $3.15 million in February 2022; maybe he/she didn’t know where to start….

1375 Virginia Road ($4.795 million) is a triplex with a 1922 house in front and a two-unit building in back that probably got built a couple of decades later. Given the layout and the location—between the freeway and the beach—the property seems destined to end up as vacation rentals, hopefully after upgrades to the floors and landscaping.

There are swell views at 845 Alameda Padre Serra ($2.95 million), as you’d expect, but the 1954 house also could stand a refresh. The two (or maybe three) bedrooms on the main level share a hallway bath; the primary is upstairs.

At 22 Hollister Ranch Road, $785,000 gets you one-twelfth interest in a one-bedroom cabin. It’s a little rustic. A share sold for $800,000 in late 2021.

••• 1423 W. Valerio Street ($1.695 million): 1930 two-bedroom, one-bath for which the seller paid $1.625 million in May.
••• 329 Arden Road ($1.747 million): Renovated 1940 Samarkand house with some nice details; the triangular lot pinches a bit.
••• 2474 Varley Street ($2.495 million): Summerland duplex with two 600-square-foot units, one atop the other. The staircase cuts right in front of the lower unit.
••• 1487 Sycamore Canyon Road ($275,000): Your own private 1.59-acre park (below).
