Is the Cannabis Boom Hurting High-End Real Estate in Carpinteria?

On the market for 200 days now, 5162 Foothill Road (↓$800K to $4.95M) in Carpinteria is 32 acres of sumptuous views. And the living room with windows on parallel sides is a beaut. (Look at those shutters!) Has the estate always a bit rich for that area? Or could it be getting hurt by the cannabis boom? Nearby 4468 Foothill has been on sale for 149 days, while 4188 Foothill has been available for 510 days.

Formerly owned by Drew Barrymore, 1270 Pepper Lane (↓$1M to $8.95M) has been turned into one of the prettiest houses in Montecito. I wonder whether buyers in the market for a $9 million house expect a pool and a real guest house (as opposed to an apartment over the garage). Anyway, the current owners put a ton of money into the place, and someone is eventually going to get a home in A+ condition.

Across the street from downtown’s El Caserio enclave, and similar in spirit, 310 E. Canon Perdido Street (↓$100K to $2.5M) is a duplex condo with excellent style and a welcoming terrace. / Open Sunday, 2-4 p.m.

HollyOaks, as 2697 Sycamore Canyon Road (↓$850K to $13.65M) in Montecito is called, was built in 1928 and redone in 1997. The house is Tudor, which tends to be a tough sell, but it’s on three acres, with an “expansive grass area [that] has hosted a family wedding, a 250 person charity event, musical performances and even a children’s carnival.”

3006 Paseo Del Refugio (↓$40K to $1.45M) in San Roque is a 1930s Tudor of a wildly different scale. There’s still enough room for a mancave in the backyard, though. / Open Saturday, 11 a.m.-2 p.m., and Sunday, noon-3 p.m.
