Idyllic Farmhouse in Outermost Carpinteria

Noteworthy new listings….

At first glance, 6957 Shepard Mesa Road ($3.795 million) looks like a compound of four buildings, but it’s actually one main house with a separate garage (with an apartment above it). There are plenty of sweet moments, along with some surfaces that could stand to be freshened up. The location—on the eastern edge of Carp, near the road to Ojai—is best suited to those who don’t have to venture out very often.

Two years ago, 810 Buena Vista Drive ($16.55 million) had a hard time selling—it debuted in March 2020 at $9.95 million and got cut three times before finally selling in April 2021 for $7.6 million. The 9,696-square-foot house looks better now—the exterior went from tan to white, and the floors from shiny to matte—but many surfaces still want updating and the toilet situation remains awkward. No matter, the property is already in escrow.

The 1939 house at 865 Romero Canyon Road ($6.995 million) is a total redo, but there’s historical charm—check out that ceiling in the outbuilding—and 2.81 acres of land.

1123 Glenview Road, on the south side of Pepper Hill, is a hot potato: the 1981 house sold for $5.9 million in September 2021 and again for $5.995 million two months ago [see below]. Now it’s back for $6.495 million, and there’s no reason to believe anything has changed. The ocean views are swell, but the floor plan has challenges, such as the L-shaped kitchen. [Update: Realtor.com includes the sale mentioned above, but it appears to be wrong.]

438 El Cielito Road ($5.595 million) sold for $3.75 million in June 2020, and it appears that nothing has been done to it since. That said, the set-up for outdoor entertaining is nonpareil. P.S. I can’t remember the last time I saw an Air Hockey table.

The entrance of 315 Calle Elegante ($3.995 million) is void of curb appeal, probably because it faces Barker Pass Road, but inside has possibilities.

Redfin says 939 Via Nieto ($1.05 million), a townhome above More Mesa, is a “hot home,” but I wonder whether people are only looking at the listing to marvel at how the garage has been turned into a “very open living room.”
