Classic Joseph Plunkett Style in Hope Ranch

Noteworthy new listings….

The graceful swirl of a staircase in front of 4045 Lago Drive ($8.995 million), a 1928 house designed by Joseph Plunkett, is just the start: charming historical details abound, including many arched doorways and classic fireplaces. (And some small rooms: two of the five bedrooms are really more like side-by-side offices.) Unusual for a property that hasn’t changed hands in five decades, it doesn’t need much done to it.

The 2001 house at 2850 Torito Road ($4.395 million) feels like a 1990s holdover, with architectural choices that don’t get made so much anymore: lots of funky angles, stairs here and there, an opening between one of the primary bedrooms and the living room…. In its favor, the East Coast–ish facade has refreshing curb appeal in an area rich with Spanish/adobe architecture, and the setting is very private.

The major ding against 1825 Stanwood Drive ($2.895 million), which you access from Conejo Road, is its proximity to Route 192, and there’s nothing you can do about that. But while the 1981 house has quirks—you go up a few stairs to enter the house and then down a few stairs once inside—the livable floor plan includes spacious public rooms, and the owners’ fun decor carries the day. (Love the fish wallpaper.) The one-acre lot features a pretty dining pavilion, several paths, and two gazebos.

Three contiguous .9-acre parcels on Barker Pass Road have come on the market: 460 Barker Pass Road ($2.4 million), with a 1924 three-bedroom house; 484 Barker Pass Road ($2.2 million), with a 933-square-foot cottage, also built in 1924; and the vacant lot that Google Maps calls 488 Barker Pass Road ($2 million).
