A Tough Nut to Crack on Park Lane

If views were everything, 974 Park Lane (↓$200K to $3.795M) would be worth the $5.5 million it first asked back in 2016, or even the $3.995 it came back at in March of 2019. But the property is a challenging one: the “main house” is small and needs work (possibly even torn down), while the pool compound—with an art studio and a guesthouse—is across a small ravine. Can anyone crack this nut?

Poor 117 Crestview Lane (↓$300K to $4.995M). It recently fell out of escrow twice after nearly 500 days on the market. The new price is the same as it was back in March, before it tried for a $300,000 Covid bump.

The listing for 521 Toro Canyon Road (↓$100K to $2.395M) calls it “Tudor-style,” which I don’t quite see. This reduction comes after being on the market for only 18 days.

The good news is that, despite its address, 483 Hot Springs Road (↓$105K to $2.795M) is off the street. The bad news is that it’s on East Valley Road.

1302 Dover Hill Road (↓$120K to $2.475M) is a 1975 Upper Riviera house with great views.

On and off the market since early 2018, 2970 Hidden Valley Lane (↓$54K to $2.395M) is still asking more than it was last November.

The floor plan for 3938 Laguna Blanca Drive (↓$100K to $2.695M) is endlessly fascinating. The listing says the house has three full baths, so I guess the powder has a shower…?

2260 San Marcos Pass Road (↓$500K to $3.875M) has a terrific setting—41 acres in Condor Canyon—and some funky curb appeal. The inside is, um, an opportunity. Check out the floating stairs out back.
