1918 Upper East Gem Hamstrung by Bed-to-Bath Ratio

Rare is the high-end property around here that sells for the initial asking price. The question is: how far does the number have to drop before someone bites? Here are the week’s top reductions….

The 5:2 bed-to-bath ratio of 16 E. Pedregosa Street (↓$100K to $2.595M) has to be hurting its appeal, because otherwise there’s a lot to like about the 1918 house. / Open Sunday, 2-4 p.m.

I can’t get behind a lot of the design choices of 581 Las Alturas Road (↓$50K to $3.69M) on the Riviera—it’s like the upscale suburbs of Marrakesh. But its indoor/outdoor game is strong, and the view lovely.

Speaking of Morocco, 965 Via Fruteria (↓$400K to $7.9M) in Hope Ranch is tricked out with architectural exotica. I just don’t see enough of an ocean view to justify selling in the sevens. / Open Sunday, 1-4 p.m.

904 Skyview Drive (↓$205K to $4.795M) got renovated top-to-bottom, and it definitely feels turnkey. (Love the doors that open from the middle of the kitchen onto the back terrace; hate the lack of a closet in the master bedroom.) On a fancier street, it would look like a better deal. / Open Saturday and Sunday, 1-4 p.m.

I’m surprised no one has grabbed 907 Park Lane (↓$500K to $5.3M) yet. Some of the surfaces need attention, but not the kitchen, and the layout has charm.
