1925 Lower Riviera Cottage With Four Decks

In lieu of a roundup of open houses—which haven’t started up again yet—here are some noteworthy properties that have just come on the market.

Lower Riviera properties in good shape are rare, making 1911 Cleveland Avenue ($1.595 million) worth a look. The 1925 house isn’t big—three bedrooms, two baths, 1,770 square feet—but that’s ideal in a pied-à-terre.

Spectacular views and grounds at 942 Hot Springs Road ($22 million)—there’s even a soccer field. The tile floors are regrettable, though, and that high up the hill, you’d better be prepared to self-insure. P.S. Why would an eight-bedroom house need nine full baths and five half baths?

Love Lynda Weinman’s and Bruce Heavin’s big Pepper Hill lair-in-progress? You can be their next-door neighbor: 363 Woodley Road ($4.85 million) is now on the market, priced as if it’s not the teardown it appears to be.

If you don’t mind freeway hum, 2633 Freesia Drive ($2.695 million), in the Summerland Cottages enclave outside Summerland, is pretty appealing. The bedroom pictured directly above is not for claustrophobes; you’d have to dive into bed.

A new-build house on 5.22 acres, 1034 Via Pradera ($3.795 million) is a bit out of the way (near the San Marcos Preserve), but thanks to the street name, you can act like it’s Hope Ranch.

Speaking of Hope Ranch, there’s also 1564 Cantera Avenue ($6.695 million). I can’t get a read on the property—the photos have something weird going on—but it looks like a decent enough spread.

There must be a premium for living on the seventh fairway, because I don’t otherwise see why 1180 Fife Lane ($6.195 million) in Birnam Wood is priced so high. Then again, the butler’s pantry is pretty sweet….

1460 Bonnymede Drive ($7.95 million) is an interesting mix of the Sea Meadow community’s storybook English architecture and contemporary interior design. The price presumably reflects the access to the beach, but for that much money, you could have your own tennis court and pool elsewhere, rather than be right next to the communal ones.
