Noteworthy new listings….
1833 El Camino de la Luz ($3.625 million) is the lighthouse-ish cottage at the east end of West Mesa, overlooking a ravine and the bridge to La Mesa Park. It’s tiny (take the dining nook’s word for it) and ripe for an update, and the deck faces not just the ocean but also boxy 1835 El Camino de la Luz next door. For whatever reason, the listing doesn’t mention the private beach path just down the street.

Some improvements have been made to 1410 La Cima Road ($3.798 million) since it was last on the market—selling for $3 million in October 2022—but there remains work to do. Built in 1971, the Bel Air Knolls house has cool lines and big walls of windows, dazzling mountain views, and a quirky floor plan (including a hallway guest bath without a door). P.S. Can anyone spare a lightbulb for that vanity?

I’m still on “vacation,” so I haven’t seen any of the properties this week in person. On paper, 840 San Roque Road ($5.395 million) has several things going for it: single-level, four bedrooms, contemporary style, 1.46 acres, and an impressive chicken coop. The 1971 house, however, is awkwardly positioned on the lot, as you can see in the aerial shot, and one of the bedrooms has an en-suite half bath, which must serve as the powder room. As for the banquette in the dining room, how do you sit when there are just two of you?

The 1916 three-bedroom Craftsman at 645 E. Micheltorena Street ($2.979 million), at the corner of Alta Vista Road, has enough curb appeal for two houses. Inside, however, is funky—I’d like a word with whoever chose that blue tile—and not just at surface level. The stairs are off the laundry room, and the two upstairs bedrooms, one of which is the primary, share a hallway bath.

I look at 1078 Via Los Padres ($3.3 million) and I see a cross between Naugles and a Masonic Temple, by way of the Mediterranean. Aside from the columns and a rather claustrophobia-inducing WC, the interiors are less weird than you might expect. What might give pause to the many spec renovators snapping up Park Highlands projects is the X-shaped floor plan.

The listing for 2538 Mesa School Lane ($1.8 million) calls the West Mesa property “legendary,” and the neighbors undoubtedly have stories to tell. Did the photographer refuse to set foot inside?

••• 645 El Bosque Road: According to Zillow, the Montecito three-bedroom on 1.51 acres is in pre-foreclosure and headed for auction; according to a friend who walked the property, it’s not in great shape.
••• 404 Los Robles Lane ($3.495 million): 1983 three-bedroom on a cul-de-sac west of the San Roque spider web. It could use more/larger windows.
••• 909 W. Anapamu Street ($2.15 million): 1933 castle-ish three-bedroom at the west end of Anapamu, with two smaller buildings behind it (below).
