The Cutest Little Oceanfront Cottage

Noteworthy new listings….

Having successfully manifested a visit to 2215 Edgewater Way ($3.95 million) in West Mesa, I’m going to throw more coins in the fountain: here’s hoping that whoever buys it won’t tear it down. Originally the guesthouse for the property next door, the 586-square-foot structure is more cute than practical, with plenty of deferred maintenance, but it really could be the best pied-à-terre in town. The oceanfront property extends well beyond the wooden deck off the house, and paths meander to a couple more seating areas down the bluff.

While I love the Campanil Hill location and flat 1.1-acre-lot of 856 Centinela Lane ($4.995 million), the floor plan of the 1961 house could stand rethinking—blow that tiny kitchen out, add a bathroom, open up more of the house to the outside (especially facing the ocean view), and start the paperwork for an ADU and pool.

The 1925 house at 1524 Dover Road ($4.55 million), just off the turnaround on the Riviera, has glamour in its bones and a lot of bric-a-brac everywhere else. This is one that really would’ve benefitted from white paint and staging. Still, it’s not hard to see how you could bring it up to date. I might politely suggest that you remove the gates from the dining room—that kind of thing can give guests the wrong impression. P.S. “There is a 368 square-foot guest house in the garden,” but it’s not shown.

On the road leading to La Cumbre Country Club, 4028 Via Laguna ($4.45 million) has appealing public rooms: the kitchen, in particular, is roomy and warm. Elsewhere, however, the floor plan is quirky. All of the bedrooms, are down a hall next to the pantry, and the master is entered via its bath. P.S. The outdoor shower, located off the motor court, is win-win for exhibitionists and voyeurs. P.P.S. Bonus points for the extraordinary pug art!

985 Las Palmas Drive ($4.195 million) is a 1948 ranch house renovated in a clean, contemporary way. (Too bad the two guest rooms still share a bath.) While demand for Hope Ranch has been extra strong, the main-drag location will be an issue for some.

Wow. I know, location, location and all that…. But nearly $5 million for that kitchen (856 Centinela) seems obscene.

And never mind the gates in the living room on Dover. The raised area (foyer?) in the living area, with the metal ornament fence had me looking for chips and salsa and a mariachi band.

Only in today’s crazy California real estate market would you expect to pay almost $4mil for a house WITH NO KITCHEN. (2215 Edgewater Way)
