Best of luck! It was tried up here in the Bay Area and was a nightmare for the owner. You cannot allow outside food to be consumed if you serve food in California. Its a health and safety issue and you can be fined. Try keeping parents from bringing snacks from home. The liability issues were endless and she wasn’t even serving alcohol. finally threw in the towel. Its a yoga studio now.

Anyone else notice that it feels like half of new listings today are properties that just sold in the last couple of years? What is it? People called back to the office, or out of towners who bought in without understanding their location? Some of these are really nice like Pimiento but wow talk about a revolving door / Groundhog Day scenario in the local market.
It took me only 2 visits to decide I would never put another penny in that till. Pip pip!

Many landlords in our area don’t seem interested in the ripple effect of dumping a long standing fabulous tenant that employs and serves our community. They seem solely interested in grabbing more dollars at others expense. Shame on them!
Adding booths in this intimate restaurant, to me, will change the uniqueness considerably. Booths are for chains and the mundane.

I agree with KO’s comments… Things went down in an insidious manner- not naturally or with integrity. Knowing the credibility of the South Coast deli folks, I have great faith that they will come out on top of this despite the apparent guileful dealings forcing them out.

To those that think this is horrible consider this. From the looks of it I believe it was built as a gas station so it's original design. And as for Smog-it, I have nothing but praise for this business. They smog my truck every two years and about ten years ago it failed. Tom offered to make the repairs but I took it to my mechanic. That guy said it needed new fuel injectors and it would be $1,200. I took it back to Tom and he said it was more like $500. Oh, and this was New Years Eve, he did the repairs and it came out to $525. I believe you folks that need an honest mechanic are lucky to have him right there.
Drove by Mattei’s at dusk last night- 3/4’s done, still looks shiny and out of place- but cars and more low lighting on made it look inviting. Just need that dust fencing GONE

I hear the the owners of the palms in carpinteria are in negotiations with the people that own teddys by the sea & brass bird coffee to try and work out a deal.

Just want to point out that it seems that South Coast Deli was kicked out of their Chapala location so that Three Pickles could move in. The landlord, John Holehouse, refused to negotiate a new lease after their long tenure at that location, forcing them out (blindsiding them) at the last minute. Considering the folks at SCD were trying to negotiate their lease for months and were practically ghosted by the landlord, leads me to believe this plan has been in the works for a while. This is nothing against Three Pickles, just unfair landlord practice when SCD has to shut down their successful business and the multitude of difficult layers that that entails in, what looks to be, some shady dealings.
Considering how everything went down with Southcoast losing their lease, this feels pretty slimy.
How on earth did this happen? What a horrible waste of a wonderful space. Very sad for the area as it seems like Milpas gets no respect! It’s right smack in the middle of a residential area. Boo!
What a bizarre and mean spirited way to refer to a wonderful local couple who run two great shops, know all their customers by name, and offer a damn good cup of coffee.
