One-Acre Property on Butterfly Beach Now $5.5 Million Cheaper

Here are the week’s top price adjustments—most down, one up.

1104 Channel Drive (↓$5.5M to $32M) spent two years on the market at $37.5 million, then pulled back in March 2018, trying its luck instead as a $100,000-per-month rental. Now it’s back for sale at a lower—but still astronomical—price.

The 1950 house at 4242 Cresta Avenue (↑$450K to $6.85M) looks like it has nice bones, and the views—ocean and mountain—are delightful. It’s a sign of the strong market that the house is back up at its original price after spending the first quarter of the year at $6.4 million.

There are great moments aplenty at 1138 Palomino Road (↓$150K to $2.84M)—that kitchen, those bedroom views, and the fact that it has at least three outdoor showers—but the house is way up the hill, and it shares a very narrow driveway with a number of other properties. Also, I’m not sure I can get behind a pool that I can’t skinny-dip in without putting on a show for the neighbors.

The original Knapp house—or part of it, anyway—at 833 Knapp Drive (↓$400K to $4.95M) has the potential to be spectacular, but you have to love the quirky floor plan. And the first thing you’d want to do is screen out the house next door, which overlooks the pool and yard.

I haven’t seen 3155 Eucalyptus Hill Road (↓$80K to $2.615M) in person, but it looks pretty livable. I do think a different exterior color, and maybe a fence and gate, would go a long way.

You can stand in the living room of 1326 Hillcrest Road (↓$245K to $3.75M) and see classic Riviera ocean views one direction and big mountain views the other. Alas, the 1950 house is likely a teardown. But if you’re looking to build in the Riviera, Studio William Hefner could do something amazing in that spot….
