Knoll-Top Hacienda With Broad Ocean Views

To reach 439 Lambert Road ($10.9 million), just west of Toro Canyon, you drive all the way up Lambert and then up a long shared driveway, which puts you near the southern end of Freehaven Drive. The 1999 hacienda-style four-bedroom is positioned atop a knoll, so you get wide views and excellent privacy. There’s potential here if you update the surfaces, although I’d prefer an actual dining room. And personally, I’d use the “reading loft” for storage—it’s too small for adults and too nice to lock the kids inside.

The 1888 house at 1730 Anacapa Street ($4.95 million), between Valerio and Islay, has plenty of curb appeal, and the lot is a juicy .58 acre. The ground-floor primary bedroom would be more enticing if it weren’t off the foyer.

The lot and location are the main draws at 1666 San Leandro Lane ($5 million) in the Hedgerow: the 1955 house needs a thorough redo, but you have .79 acre to work with, and there’s also a one-bedroom guest house and a detached studio.

A 1932 house with Riviera views is generally a winning combination, even if some of the interiors at 1445 Alameda Padre Serra ($5.625 million) could stand to be updated. The one-bedroom guest house is pretty dreamy, and the wine cellar could double as a sexy little dungeon, if you’re into that. P.S. I’ll be checking this out: “On the west side of the property is ‘La Calle,’ one of several neighborhood walking paths commonly found throughout the Riviera.”

2600 Holly Road ($3.697 million), up near the Botanic Garden, calls itself a three-bedroom, but it’s more realistically a two-bedroom. The 1.17-acre lot is mainly buffer, and while the stonework is nice, other parts of the landscaping seem like they’re less natural than raw.

The gray exterior of 2287 Golden Gate Avenue ($2.298 million) gives no indication of the woodsiness within—it’s a lot, sure, but I kind of wish it extended to the bathrooms. If this comes back as a spec reno, all traces will surely be eliminated. The house has no neighbor directly to the west, which is refreshing for Summerland.

••• 2516 Murrell Road ($2.795 million): West Mesa three-bedroom with a surprisingly contemporary interior and a pool; bet it goes fast.
••• 1315 Plaza Pacifica ($3.2 million): Bonnymede one-bedroom.
••• 1977 San Marcos Pass Road ($9 million): 10-acre equestrian property with plans for a house.
