You can’t blame the former Mount Calvary Monastery & Retreat House, next to the Mission at 505 E. Los Olivos Street (↓$3M to $12M), for aiming high and hoping for the best—there aren’t many comps for a 4.93-acre, 21-bedroom property in that part of town. Maybe someone could turn it in to a halfway house for royals looking for a fresh start….

Misbegotten 350 Las Alturas Road (↓$350K to $2.895M) is hoping it makes more sense in the twos. The carpet in the entryway is a detail I missed last time.

Beachfront properties haven’t proven to be quite as hot as the rest of the Covoid-exile market. Then again, 1506 Miramar Beach (↓$295K to $6.2M) isn’t trying that hard. Nearly three months on the market and it still doesn’t have a clear photo of the exterior.

Narrow but stylish, 3555.5 Padaro Lane (↓$475K to $8.5M) would seem likely to appeal to someone. Update: This a[ppears to have been taken off the market.

Turning the former Mount Calvary Monastery into a “halfway house for royals looking for a fresh start” is an absolutely fabulous idea !!! There’s even room for a helipad !
