Here are the week’s top adjustments….
You can’t blame the former Mount Calvary Monastery & Retreat House, next to the Mission at 505 E. Los Olivos Street (↓$3M to $12M), for aiming high and hoping for the best—there aren’t many comps for a 4.93-acre, 21-bedroom property in that part of town. Maybe someone could turn it in to a halfway house for royals looking for a fresh start….
Misbegotten 350 Las Alturas Road (↓$350K to $2.895M) is hoping it makes more sense in the twos. The carpet in the entryway is a detail I missed last time.
Beachfront properties haven’t proven to be quite as hot as the rest of the Covoid-exile market. Then again, 1506 Miramar Beach (↓$295K to $6.2M) isn’t trying that hard. Nearly three months on the market and it still doesn’t have a clear photo of the exterior.
Narrow but stylish, 3555.5 Padaro Lane (↓$475K to $8.5M) would seem likely to appeal to someone. Update: This a[ppears to have been taken off the market.
Take a moment and imagine what the interiors of 499 Crocker Sperry Drive (↓$255K to $3.995M) in Birnam Wood probably look like, and then click through to see how close you got.
One for the tile fans: 2217 Mission Ridge Road (↓$100K to $2.195M).
And a couple others worth checking out:
••• 1100 Palomino Road (↓$146K to $2.199M): rusty boxes.
••• 189 Hermosillo Drive (↓$100K to $2.395M): at the corner of Hot Springs Road.
••• 210 Las Alturas Road (↓$200K to $2.385M): you’re going to need bigger potted plants….
