Contemporary New Construction Near the Upper Village

Noteworthy new listings….

The 2022 house at 1356 East Valley Road ($9.35 million) feels great: four bedrooms, all en suite, with three on the main floor and another above the garage, and broad mountain views behind the pool. The location is convenient to the Upper and Lower Village, along with a bunch of schools. The catch is the proximity to the more rustic neighbor to the south, with whom this property shares a long private drive. It seems to me that anyone paying $9 million here is making a bet that that property turns over relatively soon.

On a cul-de-sac across from the Douglas Family Preserve, 2616 Mesa School Lane ($2.25 million), built in 1959, has a sweet entry and a many-windowed dining nook off the kitchen. The whole thing needs to be redone, however, and unless you can expand the footprint, it’s a squeeze with three bedrooms in 1,254 square feet. Only half of my body would be underwater in the primary tub….

Styles collide at 4156 Vista Clara Road ($2.695 million), off Modoc Road. Many of the interiors have been given a glamorous glow-up, while others are resolutely normcore, and then there are Spanish-style remnants here and there…. (Was the kitchen ceiling painted that way? Or Photoshopped?) The .46-acre lot jams a lot in: three-bedroom house, two-bedroom apartment over the garage, pool, and even a corral.

The four-bay garage doors flanking the front door look a little like a “The Price Is Right” set, and the primary tub peninsula is awkward, but the 2007 house at 1500 Jennilsa Lane ($4.595 million), just north of Solvang’s suburban sprawl, has plenty of charm elsewhere, including a dining room ripe for a party and numerous arched doors and windows. Plus: “The five-acre property offers numerous opportunities for equines, goats, vines, or olives.” Goats!

The exposed brick and unpainted wood at 4600 Tims Road ($4.995 million) are a lot. Then again, you probably really do feel like you’re deep in the country—the 37.74-acre property is a 15-minute drive northwest of Los Olivos, with no neighbors nearby.

We stayed in the Vista Clara Rd property several years ago as an AirBnb (the fancied up section with private pool access). The owner and at least one full-time renter lived in the other parts of the house.
