An Ode to Monochrome in Hope Ranch

The noteworthy new listings from the past seven days….

There are some appealing 1970s lines at 4441 Via Esperanza ($6.3 million), a.k.a. Grayscale Manor, and you do get 3.6 acres in Hope Ranch, but with just three bedrooms in the 3,356-square-foot house, no views, and those floors, it’s going to take one heck of a Covid bump to justify the price.

A near-perfect 1939 Harriet Moody house on one of the Hedgerow’s best streets, 1564 Ramona Lane ($6.599 million) has a serious string attached: “This home is subject to a 3 year lease with a short term rental company.”

The 2015 renovation of 241 Los Alamos Avenue ($2.095 million) on the Mesa left it looking pretty sweet.

The address of 0 Ortega Ridge Road ($3.995 million) appears to be a placeholder for part of 339 Ortega Ridge Road that’s being carved off. It’s a juicy piece of land, if you’re prepared to start from scratch.

The photos of 418 Toro Canyon Road ($3.49 million) finally got posted—they clearly didn’t use the extra time to clean up. It has some challenges, but you do get a lot of house (4,892 square feet) for the money.

Two houses on tiny Aleeda Lane on the back of Eucalyptus Hill have come on the market: 945 Aleeda Lane ($2.293 million, first two photos above) and 901 Aleeda Lane ($2.595 million, second two photos). Both have more charm outside than in.

2060 Las Canoas Ridge Way ($1.975 million) has a dramatic perch up the hill, but very little of the 18-acre property is flat. Still, you don’t tend to see views like this for under $2 million.

727-747 Garden Street ($1.995 million), at the corner of De La Guerra, is a funky piece of real estate—a three-bedroom “house” with two commercial office suites, a two-car garage, and seven parking spaces.
