Has This Hope Ranch Mediterranean Appreciated 66 Percent?

Noteworthy new listings….

The listing for 4280 Via Esperanza ($19.995 million), on nearly three acres in Hope Ranch, says the house has been “extensively reimagined by the current owner,” but it’s coy about what exactly got done. (Full disclosure: I haven’t seen any of this week’s listings in person.) The property, which has changed hands three times since 2019, was purchased fifteen months ago for $12 million. Judging from the photos from two owners before, the kitchen cabinetry has been lightened up and the screening room made more monochrome.

Architect Jack Warner liked a dramatic living room. Take the one at 1967 Inverness Lane ($8.975 million), built in 1978 in Birnam Wood. It has theatrical proportions and possibly no windows, aside from the skylight. In the property’s favor, it’s at the end of a centrally located cul-de-sac, there’s a guest house and a lap pool (not to be confused with the water feature that some perma-egrets call home), and you have to love the literary powder room.

1144 Dulzura Drive ($8.5 million) has a terrific setting, with broad views, on a suburban-ish street in western Montecito. It dates from 2006 but gives off 1990s vibes; painting and staging would’ve made it feel more contemporary. The single-level floor plan (I think); size (four bedrooms, all en suite, and 4,810 square feet); convenient location; and access to Cold Spring School should help.

There’s classic Mission Canyon funk at 2709 Foothill Road ($4.5 million), built in 1927 and embellished over the decades—the gate, the DIY window treatment, the stenciling (?), the fireplace set amid a window, that swirl of track lighting, and so on. If anything, the interiors would benefit from going farther in that direction.

And a few others worth checking out:
••• 209 Bath Street ($3.875 million): Three-bedroom, three-and-a-half-bath condo in West Beach’s ten-residence Cinque Terre complex; the listing says it’s turnkey, but the interiors are a little dated. The roof deck looks amazing.
••• 24 La Vuelta Road ($3.595 million): Spiffer-upper on N. Jameson Lane where “a generous utility room with a closet, previously used as a bedroom, provides even more flexibility to accommodate a variety of lifestyles.” That sounds coded but I can’t quite tell how.
••• 950 Coyote Road ($3.295 million): 2010 spiffer-upper with great view on 1.15 acre, half of which is hillside.
••• 1167 Camino Manadero ($3.195 million): 1969 four-bedroom, one-atrium house above N. Patterson (below).
••• 121 La Vista Grande ($2.995 million): 1949 Eucalyptus Hill ranch given a contemporary makeover.
••• 3212 Calle Noguera ($2.195 million): San Roque three-bedroom built in 1932; there are nice period touches inside, but the hardscrabble backyard implies deferred maintenance.
