A Montecito Beach Compound Par Excellence

Noteworthy new listings….

I’ve seen quite a few fabulous properties since starting Siteline but I’m having a hard time remembering one quite as fabulous as 1461-1463 Edgecliff Lane ($58.5 million), a four-building compound on two lots, totaling .86 acre, in a super-prime position on Hammonds Beach. Unlike 1465 Edgecliff Lane next door, which sold last month for $30 million, it has private (and very discreet) beach access, and more important, it’s in terrific shape. Wow moments are everywhere—the four-bedroom main house, the chic guest house, the gym in the “beach pavilion,” the four-car garage, and holy cow, the drop-dead-gorgeous pool right at the edge of the sea wall. If I weren’t already married, I might be angling for a non-staff position in the household. P.S. Re: the kid’s room, can you imagine growing up in such a spot? Is it all downhill from there?

813 Romero Canyon Road ($24.5 million) is technically a relisting, having been on the market for around $20 million in 2020-21, which means I wouldn’t normally include it again. But I got to visit it this time, and I liked it more than I expected to. The photos of the 2012 house give off 1990s vibes; in person, it feels like it would live well. That said, with architecture dialed up to 11, I might go with less-is-more interiors. And that woman embedded in the bathroom wall should come with a trigger warning.

“Rich in character,” in the listing’s words, doesn’t begin to describe the 1952 fantasia at 1715 Glen Oaks Drive ($6.495 million). Made of brick—to thwart the Big Bad Wolf, obviously—it’s on just under an acre, with two house-like structures linked by a passageway, and yet somehow only three bedrooms and two and a half baths. Not having seen it in person is not stopping me from adoring it and hoping that whoever takes stewardship leaves as much of it alone as possible. The shake roof is likely a goner, though.

51 Chase Drive ($4.95 million) is a “coming soon” listing, so we only get nine photos, but they paint an alluring picture. The exterior is classic Cape Cod, albeit with a front-and-center garage, while interiors have been given a contemporary makeover. (I can’t tell from the walkthrough online whether the primary bath got included in the renovation.) The “ocean, island, and harbor views,” meanwhile, appear to be from the upstairs primary, if you go out on the balcony and look to the right.

The 1923 house at 757 Ashley Road ($3.225 million) is a fixer through and through, with an evocative stone fireplace and a floor plan that might want some rearranging. (“Is this a bedroom?” wondered more than one visitor during the broker’s open.) The .78-acre lot includes a large amount of space in the rear, with a pretty pool area. N.B. Construction of the massive compound next door will likely go on for years.

An outlier in the beloved El Caserio enclave downtown, 922 Garden Street ($1.581 million) is a non-Spanish cottage of just 635 square feet (with two bedrooms, but no closets anywhere). It’s a total cutie, with a delightful rear deck, a freestanding garage, and two parking spaces. (You could probably rent one to another El Caserio resident.) The cottage could use updating, but it’ll be snapped up in days. I do wonder whether one could add on where the garage currently stands….

••• 81 Seaview Drive ($3.275 million): Two-bedroom, two-bath in Montecito Shores.
••• 33 Loma Media Road ($2.998 million): 1952 spiffer-upper with views.
••• 3661 Sunset Drive ($2.995 million): 1960 three-bedroom with three full baths, except one is off the kitchen, far from the bedrooms.
••• 3910 Maricopa Drive ($2.1 million): Midcentury-ish five-bedroom, three-bath a couple blocks north of Target.
••• 1515 Clifton Street ($1.69 million): Floops of a two-bedroom, one-bath at the base of Eucalyptus Hill; the seller paid $1.39 million in January 2025.
