Caveat Emptor on the Spyglass house. The builder’s past is littered with lawsuits, judgements and fraud. Those dark stains on the interior walls. Yeah, those are from leaks.

A friendly reminder to do your research on your builders and contractors. Make sure to have a local attorney review everything, before you sign anything with anyone. Doing this will save you an untold amount of time, trouble and money.

FWIW, ChatGPT passed the bar exam. I subscribe to the pro version and have stopped using attorneys to go over contracts (as an entrepreneur, I’ve spent a huge amount of money on attorneys over the years). ChatGPT has no conflicts of interest. I had a law firm I paid for almost 10 years that wouldn’t represent me because they supposedly had a “conflict” with a large bank that was violating their contract to call a low interest rate commercial mortgage (claiming they had represented the bank previously) only to not represent me in a real estate transaction when a billionaire bought a house I owned because they claimed the billionaire had already contracted with them. Needless to say, the two faced creeps wanted the more affluent client.

Did the Saladino house sell furnished? I presume many of the pieces in the house are original to the property – or are these old listing photos?
