Noteworthy new listings….
The first two listings, similarly priced Mediterraneans on excellent streets, make for an interesting comparison—each has something the other lacks. 965 Brooktree Road ($12.9 million) looks great and feels like quality throughout. (The interiors are less shticky than they appear in the photos.) The view is major, and in the three main rooms—kitchen/dining, living room, and primary—you’re on top of the world. The other side of the house, however, is much tighter, with two guest rooms on the main floor and a guest apartment down a narrow staircase. (There’s no family room and no office.) For that reason, combined with the relatively low-maintenance landscaping, the property works best as a weekend retreat.
869 Knollwood Drive ($12.25 million), meanwhile, is far more spacious—8,480 square feet, with four bedrooms (all en suite) in the main house and an apartment above the garage. The floor plan works beautifully; the kitchen is roomy, and the primary closet is the size of my living room. But it all needs a refresh (and probably a pool).
At the end of a cul-de-sac in the Boulders community off San Antonio Creek Road, 4678 Bedrock Court ($5.5 million) has clean, new-build energy (it dates from 2023) and a livable floor plan. If the landscaping would hurry up and grow already, the property would feel less exposed to its neighbors.
I haven’t seen 1568 La Vista del Oceano ($5 million), but you can tell from the first two photos below that a lot of stairs are involved. I’m going to guess there are four levels, the better to admire the classic Mesa ocean view. Outdoor areas are tucked here and there around the property. P.S. What no one tells you about a window above the kitchen sink is that you have to clean it a lot.
737 Sea Ranch Drive ($5.5 million) wasn’t open this week either, which is a shame because I’m always up for a visit to Campanil, where there are wonderful ocean views without freeway noise. And the photos don’t tell much of a story about the house, built in 1968 with four bedrooms and three and a half baths, other than it clearly needs a makeover (or “invites thoughtful personalization,” in broker parlance).
Well off the street, down a long shared driveway, 480 Toro Canyon Road ($4.45 million) is a 1967 three-bedroom ranch renovated with of-the-moment interiors; the cute pool and ocean view, at this price point, will make a lot of people take a look at it. The listing text describes the second bedroom as en suite, which makes me wonder whether the third bedroom has access to a full bathroom from a hallway.
And now, three on the Mesa, where every other house appears to be undergoing a renovation. Three doors down from Shoreline Park, 114 La Marina ($5.5 million) is in great condition. The question is whether the layout suits your needs: the main house is two bedrooms, with the guest room and its bath on either side of the door to the primary. The freestanding, two-story ADU, where the upstairs bedroom has an ocean view, would make for a much posher primary—if you don’t mind having to briefly step outside.
A likely spec reno, 1413 Shoreline Drive ($4.395 million) was purchased for $3.4 million last February. Did someone lose enthusiasm halfway through? There’s a disconnect between the materials in the bathrooms and the rest of the house; some of the floors are concrete (?) painted white; the bathroom attached to the low-ceilinged room pictured below is also the laundry room. The sunroom is a winner, though, and the location near Shoreline Park will prove a powerful draw.
Lastly, and for far less money, there’s 1437 San Miguel Avenue ($2.995 million), a small house (1,390 square feet) on a big-for-the-Mesa .34-acre flag lot, with a welcoming backyard (where you could add an ADU or pool). The lack of doors on the primary closet appears to have been a conscious choice; the seller must be an ace folder.

••• 1424 La Vereda Lane ($7.5 million): Floops of a 1922 Wallace Neff with fab bones and classy interiors but it’s right on N. Jameson and the freeway. The seller paid $6.8 million in October 2024.
••• 1045 Via Los Padres ($4.25 million): 1991 Mediterranean spiffer-upper in Park Highlands.
••• 49 Cedar Lane ($3.65 million): Floops of a three-bedroom, two-bath with contemporary interiors and a broad deck in back; the seller paid $3.25 million last February.
••• 526 San Ysidro Road #A ($3.75 million): Three-bedroom condo with some fun midcentury moments behind Pierre Lafond in the Upper Village.
••• 3092 Calle Rosales ($2.125 million): Truly adorable 1930 cottage in the San Roque spider web (below).
••• 56 La Vuelta Road ($2.995 million): Teardown (or a fixer to the studs) east of the Hedgerow; the freestanding garage has some swagger.
••• 1535 Loma Street ($1.695 million): 1950 fixer on California Street with huge views from the deck.
••• 1037 Las Alturas Road ($980,000): A.k.a. the lot where the house slid down the hill. Feeling lucky?
