2009 Spanish Colonial in the Golden Quadrangle’s Sweet Spot

Noteworthy new listings….

When I first saw the listing for 818 San Ysidro Lane ($12 million), I thought the 2009 house must be underpriced. That’s a super-prime part of Montecito, and while interiors would benefit from being toned down (at a minimum, strip the gloss off the wood floors), they don’t need a total redo. The issue is the lot: it’s an acre, sure, but it’s L-shaped and narrow. The driveway off San Ysidro Lane takes up a third of the property, with the rest extending down to Las Tunas Road and the house wedged between the neighbors. The south-facing pool area is a treat, however, as is the guest house up in the corner. Note the organic-shaped hot tub.

With three bedrooms and three baths, 1300 Plaza Pacifica ($6.999 million) is the largest floor plan in Bonnymede, and it would feel even more spacious if the interiors weren’t quite so dedicated to earth tones. (Tell me the white bathroom doesn’t feel like a breath of fresh air.) Other attributes that resonate with Bonnymede buyers: it’s single-level, on the ground floor, and an end unit. What it doesn’t have is an ocean view, unless you count peering through the windows of the building to the south.

At the end of a shared private drive, 1510 Franceschi Road ($4.5 million) is a 1964 spiffer-upper with amazing views, including from large decks off the living room and dining room. While the primary is downstairs, there’s a bedroom and bathroom on the entry level.

The seller of 515 E. Islay Street #A ($2.195 million), where the Upper East becomes the Lower Riviera, made a lot of lovely choices while redoing the two-bedroom condo (one of four in the complex). Floors, ceilings, walls, millwork, paint—it all looks great, and the rooms are well-proportioned. (Even the primary bathroom, which has two sinks; the kitchen, however, wants an island.) The side terrace is unconvincing, but if you crave shade badly enough, it’s there for you.

The question about 733 Woodland Drive ($3.295 million), on the street that penetrates the U of Cima Linda Lane, is whether it will come back as a spec reno or get torn down entirely. My bet is on the former, even though the .73-acre lot can handle more than the current 2,136-square-foot, three-bedroom, two-and-a-half-bath footprint. P.S. I spy a face on that brick wall…. P.P.S. This would make a fantastic addition to neighboring 1028 Cima Linda Lane, although its owner probably doesn’t need the extra space.

4628 Mint Lane ($2.995 million) is a 1987 log cabin–style three-bedroom in Hope Ranch Annex. If ever a pool wanted one of these!

••• 135 Pomar Lane ($6.385 million): Floops of a Hedgerow hot potato—it sold twice in 2025, for $5.85 million and then $6.06 million—with contemporary style inside.
••• 968 N. Patterson Avenue ($3.75 million): 1972 four-bedroom, one of which is a garage conversion that goes all out. Plus, a deluxe pool deck.
••• 2212 State Street ($2.195 million): 1946 Spanish two-bedroom, one-bath between Los Olivos Street and Pueblo Street.
••• 405 E. Figueroa Street ($1.679 million): Remodeled 1915 two-bedroom with a raised deck in back.
••• 4814 Payton Street ($2.49 million): Six-bedroom, three-bath house abutting S. Turnpike Road with all the kitchen cabinetry (below). How do you find anything?
