Appealing Mediterranean in Toro Canyon

Noteworthy new listings….

I approached 420 Toro Canyon Road ($10.875 million) blasé about the prospect of another big Mediterranean, but this one, built in 2004, feels pretty good. It’s not perfect: there are some small sets of stairs (including to the primary suite), and the road is nearby, although it didn’t bother me when I was touring the property. What you do get is 7,147 square feet of space on 1.84 acres, with a highly livable floor plan, six bedrooms in the main house and a two-bedroom guest house, and a lovely, south-facing pool area.

965 Park Lane ($10.7 million) is one of the two highest-elevation houses on the street, and the views, as you might expect, are outstanding—even from the home theater (with a heck of a sound system). The interiors would benefit from an overhaul.

More big views are on hand at 840 Toro Canyon Road ($6.499 million), on a long shared private drive extending east of the street. The Southwestern-style architecture feels apt for the location alone on a promontory, but the quirky angles and various stairs pose challenges.

1163 Camino Viejo Road ($4.7 million) is a 1973 fixer with a respectable four-bedroom, three-bath layout. The potential is in the .88-acre lot: even though around a quarter of it is Pepper Hill hillside, there’s a broad, flat area to work with if you wanted to add a pool and/or ADU. With convenience to the Upper and Lower Village and access to Cold Spring School, the property should prove popular.

2154 East Valley Road ($3.5 million) is in Montecito Union School district, but it’s less likely to appeal to families, given the small size. The proximity to the road is not ideal, of course, but something has to give at this price point—and in its favor, the house is in excellent shape, kitted out in style, and has a freestanding garage on the alley to the north. P.S. In the last photo below is something I’ve never seen: the surface under the lattice on the garage is mirror.
