The Lower Riviera in All Its Funky Glory

In lieu of a roundup of open houses—which haven’t started up again yet—here are some noteworthy properties that have just come on the market.

Fans of Lower Riviera funk will enjoy 1745 Grand Avenue ($1.95 million), a 1910 house divided into three apartments.

It’s been a while since we had a new listing at this kind of price point, but the photos alone don’t clarify exactly why 1590 E. Mountain Drive ($27.9 million) deserves to be north of $20 million: the house is neither new (2005) nor on a huge lot (2.44 acres). Not that I’d kick it out bed….

1711 Hillcrest Road ($3.25 million) has great views… of the mountains, which isn’t what most Riviera buyers are seeking.

2198 Veloz Drive ($3.795 million) is the kind of turnkey Montecito house, in the right price range, that’s getting snapped up immediately. One possible snag is its location at the corner of Romero Canyon Road.

Example A: 880 Knollwood Drive ($4.195 million), a Lutah Maria Riggs house from 1966, went pending within two hours of officially coming on the market. Perhaps someone out there can answer this for me: Why would any seller, especially in an overheated market, not wait a week or so to review all offers? Why would anyone not want buyers bidding against each other?

Example B: The 1925 house at 1430 N. Jameson Lane ($3.1 million), spitting distance from the 101, went pending within days.

Example C: 1129 Olive Street ($1.525 million), a 1925 duplex composed of two separate houses, also went pending within days.

The big new house at 137 Sierra Vista Road ($4.495 million) has nice views, but its appeal would be wider if two bedrooms didn’t share a bath.

A cute two-bedroom, one-bath 1930 cottage in San Roque, 3083 Calle Pinon ($1.149 million) suffers from dated kitchens and baths.

The 1909 Craftsman at 501 E. Pedregosa Street ($1.895 million) has tremendous curb appeal, and some marvelous interior details (such as the original leaded glass windows in the living and dining rooms), but it also has the exposure that comes with a corner lot.

920 Alston Road ($2.095 million) is ripe for a makeover—who doesn’t love a see-through entryway? If only Alston were a less busy street….

Behind the drab exterior at 5511 Calle Arena ($2.475 million) in Carpinteria is an intriguing interior, and the ocean is so close you can smell it. Unfortunately, that might also go for the parking lot between the house and the sand.
