Desert Modernism With Montecito Views for $27 Million

Noteworthy new listings….

With walls of windows framing panoramic ocean and mountain views, 3568 Toro Canyon Park Road ($27 million) feels like it was airlifted from Palm Springs onto 42 acres in east Montecito. Built in 2009, it’s presumably still in good shape.

The new-build 691 Via Trepadora ($9.995 million) in Hope Ranch has swagger: that glassy entryway, that deconstructed barn roofline, that black facade…. And the ground floor is appealing, although the bedrooms and dining room are small for a 7,521-square-foot house. Then there are the things that make you go “huh?”: why are the upstairs rec room, gym, and deck only accessible via exterior stairs? Why is the otherwise lovely guest quarters accessible only by walking through the courtyard and all the way around the house? And do people really like showering in the middle of the room?

There aren’t a lot of large houses in the Coast Village part of Montecito, and the 8,332-square-foot 1284 Mesa Road ($15.95 million) is a beaut. Designed by George Washington Smith and built in 1922, the property has classic Santa Barbara vibes. In the right hands, this could be a real wow.

3233 Cliff Drive ($9.995 million), across from the Yankee Farm part of town, is probably a teardown; the oceanfront lot outclasses the house. Building beyond the existing 2,016-square-foot footprint, however, will entail a lot of Coastal Commission red tape.

On a 1.23-acre lot in the Hedgerow, 167 Pomar Lane ($9.985 million) was built in 1900 and has oodles of charm inside and out. It will sell in a flash, and above ask. But I do wish whoever put the roof on had splurged for something better than asphalt shingles, because so many of the upstairs rooms look out onto the roof. N.B. The seller paid $7.9 million in May 2021.

After the Richard Neutra house at 1322 Dover Road ($10 million) was destroyed in a fire last May, plans were announced to reconstruct it. The owner, who is also the listing agent, has put the unbuilt property on the market—but whether the price includes the completed house or just the plans is unclear. The listing photos are, um, quirky.

The midcentury-meets-1970s 590 Freehaven Drive ($5.375 million) in east Montecito needs a fairy godmother to make it all cohere—it’s not hard to see how you could end up with something striking, and the mountain views are excellent.

Hope Ranch’s 4066 Sonriente Road ($4.995 million) rides the Tuscan theme so hard it should come with unlimited breadsticks.

On the Barker Pass side of Eucalyptus Hill, 51 Chase Drive ($3.25 million) is a three-bedroom house with nice proportions, but the various styles throughout could use streamlining. P.S. The pool is shaped like a coffin.

The Neutra fire was tragic. Can’t seem to wrap my head around 10M for a rebuild. Makes little sense.
