In a normal market, the asking price for 982 Jimeno Road ($5.195 million) would be insane: the house has been renovated to turnkey, sure, but it’s just .39 acre, right off APS, and void of flair, with the exception of a few midcentury moments. Of course, this market is far from normal.

The mountain views are delightful at 765 Via Airosa ($4.975 million), but like most Hope Ranch properties these days, there’s work to be done. And the bulk of the 2.5-acre lot’s usable yard is in front of the house—i.e., without the view. Still, it ought to go fast.

Even after it gets a total redo, the 1985 house at 2039 Boundary Drive ($4.5 million) in Birnam Wood will look like it’s half-sunk into the earth.

The only two photos of 485 Hot Springs Road ($4.5 million) are of a gazebo and a grill, so we have to assume it’s a fixer. But it’s well off the road and has a guest house.

If you love golf, 4028 Via Laguna ($4.275 million) is on a street embedded in the La Cumbre Country Club course and across from the 18th hole. The handful of photos are poor quality, but what we can see doesn’t look bad.

You have to admire whenever someone goes for the rare Y-shaped staircase. 928 Aleeda Lane ($3.495 million) was built in 2006 by a fan of stone and wood. The pool appears to be designed for bathers to walk in one end and out the other. Or maybe you meet in the middle?

Built in 1910, quaint 412 Lemon Grove Lane ($2.65 million) has some curb appeal; it’s only on .13 acre, though.

7337 Shepard Mesa Road ($1.8 million), out past Carp, is really weird and I kind of love it. Or maybe I feel sorry for it? Hard to tell sometimes.

Jimeno listing is very loud as it’s on corner of APS. Crazy price.
