A Beach House Straight Out of Cape Cod

Noteworthy new listings….

At the southern end of the street, about as far as you can get from freeway and train tracks, 571 Sand Point Road ($39.5 million) has Cape Cod energy from the front door out to the beach. While one could quibble with the interiority of the kitchen, there are plenty of wow moments, including the view from the sitting room and the primary bedroom, the beachfront and rooftop decks, and the swimming pool tucked away to the side—something that would never be allowed nowadays.

Meanwhile, at the less fancy end of the beachfront spectrum, there’s 3581 Padaro Lane ($12.5 million), a 1947 cottage—with the addition of a contemporary-style primary bedroom upstairs in 1993—that wants to be redone some (let’s open up that kitchen), but not too much. Keeping things simple will always have an appeal, especially at the beach.

The 1979 house at 911 Park Lane ($8.85 million) has a terrific setting, with flat land all around, so you get big views without feeling pressed up against the hillside. (And you could add a pool to the east.) Interiors want a refresh: the kitchen, for sure, but also ideally to avoid mismatched tile floors; if we’re going all in, I’d make the hallway guest bath into a Jack-and-Jill for the two guest rooms in the main house and find a way to enlarge the primary’s shower. There’s also a studio apartment above the garage. Even with the obvious concerns about the location way up the hill. I think this is attractively priced. P.S. It’s within walking distance of a trailhead.

The setting is also the main attraction at 1022 Garcia Road ($5.995 million) on the Lower Riviera—the views are unobstructed, and there’s ample space with lovely gardens and an outdoor kitchen. The house was built in 2001, as you might guess from some of the choices, particularly in the bathrooms. The fireplace right inside the front door will be relished by guests arriving on those cold Santa Barbara nights.

2736 Cuesta Road ($7.995 million) is a 1931 fixer priced as if it were in Montecito rather than Samarkand.

On a shared driveway in a private community, 623 Sunrise Vista Way ($5.495 million) in Alta Mesa got wood floors and some other upgrades since it was purchased for $4.15 million in April 2022, but there’s still more to do in the kitchen and bathrooms. (I’d keep the full-length Hollywood mirror embedded into a bathroom wall. And the patchwork garage floor, naturally.) The suburban-Spanish architecture wins no awards, but again, the setting carries the day—a broad backyard with pool, insane views over the Mesa, and a postcard-perfect deck at the bluff’s edge.

The 1926 Spanish Colonial at 2922 Paseo del Refugio ($2.695 million) in east San Roque has oodles of charm, not least of all in the courtyard, and four bedrooms. It’ll go fast, no question. But will the double-decker shed survive?

I kind of love the rustic stylings of 2750 Latigo Drive ($3.895 million), on 20 acres west of Los Olivos. (Oh, for a matching fridge!) The main house has three bedrooms but sleeps more than you’d think, judging from the bed situation.

And southeast of Lompoc, 4375 Sweeney Road ($4.495 million) is a semi-renovated 2012 seven-bedroom on 49 acres. The outside looks like a Hampton Inn somewhere in the Inland Empire, but in its current state, the inside is sort of fascinating, like a ghostly art installation.

••• 713 Alston Road ($3.5 million): 1958 three-bedroom and further proof that you should always insist on a professional photographer.
••• 305 Mesa Lane ($3.375 million): West Mesa house that’s nearly 3,000 square feet, with five bedrooms, and yet you appear to enter into a small area that combines the foyer, kitchen, and living room.
••• 246 San Julian Avenue ($2.495 million): Mesa cutie with a nice kitchen and three bedrooms, but they share one bath; at least there’s also an outdoor shower (below).

713 Alston has one of the most dangerously-sited driveways ever. One is literally taking their life in their hands entering or exiting. I do not understand how this was ever allowed to be created.
