Noteworthy new listings….
The 1974 three-bedroom at 346 Woodley Road ($10.2 million) is rich with modernist curb appeal and has some of Pepper Hill’s best views, including right through the house. The kitchen and baths need updating—has much changed since it sold for $6.8 million in March 2021?—but do it right, and furnish it with panache, and you could have a sexy little showpiece in a very convenient location.
Speaking of location…. The fives are bold new territory for the non-oceanfront parts of the Mesa, but if you crave an easy walk to Shoreline Park and the beach, 124 La Marina ($5.195 million) might be for you. It’s a spec reno, having sold for $3.15 million in October 2025; with livable, of-the-moment interiors (including a cute dog bath). Personally, I’d want a garage rather than two carports, once of which shares space with an outdoor shower. First you dry yourself, and then your car…?
The Eucalyptus Hill community of Villa Coronada generally appeals to a demographic not especially keen on renovating, which is why we’ve never seen a listing there look as good as 109 Coronada Circle ($4.995 million) does. The seller, who paid $2.9 million in October 2025, has shown what can be done—quite a lot, it turns out—with the 1971 architecture. Even the laundry room looks sharp.
Next door and sharing a driveway, 115 Coronada Circle ($3.58 million) is what we tend to see in the compound. It’s a bit smaller, with two and a half baths as opposed to three, and the street-side living room gets less light. The rooms have nice volume, however, and there are two appealing outdoor spaces.
The terrace at 11 Pueblo Vista Road ($4.375 million), off Las Alturas Road, is a total dazzler—even the most jaded Santa Barbaran would have to pause and admire the view. There’s a prize here if you can solve the puzzle—namely, too many little stairs here and there.

The 1940 house at 3338 Calle Noguera ($2.795 million) in San Roque is another floor plan with a challenge: the four bedrooms on one side of the house essentially share a single bath. (The other bath is off the kitchen.) Sacrifice a bedroom to make a second bath, and/or drop an ADU in the big backyard.

••• 1402 Mountain View Road ($4.25 million): 1979 three-bedroom, two-and-a-half-bath on .62 acre in Alta Mesa; the listing has just one exterior and a 3-D tour.
••• 975 Tornoe Road ($3.395 million): 1954 two-bedroom, two-and-a-half bath in Mission Canyon; the seller paid $2.2 million nine months ago.
••• 618 Anacapa Street #2 ($2.95 million): One of the five townhome condos in Anacapa Villas (and not abutting the new police headquarters).
••• 425 E. Padre Street ($2 million): 1930 Edwards & Plunkett fixer.
••• 3001 Long Valley Road ($5.85 million): Compound on 19.63 acres in the Woodstock Ranch gated community east of Los Olivos (below).

Man, La Marina is a bleak offering at that price. What grim interiors and zero curb appeal. The overhead LEDs in the kitchen are giving me a headache. And the dog bath makes no sense. The tub portion seems barely sunken down to contain your pooch.
