Noteworthy new listings….
I haven’t seen any of this week’s properties in person, as I’ve been out of town, so I can only judge from the listings. 275 Butterfly Lane ($8.65 million), built in 1925, appears to have period charm in the facade, front porch, and sunroom, not to mention the kitchen nook, but I’m curious how much light gets to the living room (and as a result, whether dining is the best use for the sunroom). The Lower Village location is a plus, countered a bit by the upstairs primary and its narrow—and one-sink?—bath.
Tear your eyes away from the view—if you can—and you’ll see that pretty much everything at 3523 Padaro Lane ($13.725 million) needs updating. (Yes, even the Green Throne.) While the curves have sex appeal, the lot is among the street’s thinnest and a house is under construction next door.
Hope Ranch’s 4450 Via Esperanza ($5.575 million) is in floops territory, having been purchased for $4.75 million just over two years ago. Interiors got painted, but the kitchen and baths still want redoing. Last time, I thought that the backyard looked like it could be opened up, and the aerial photo this go-round did nothing to change that.
I’m not sure how to feel about the shape of 4585 Vieja Drive ($4.995 million), at the western edge of Hope Ranch—I like the two towers in front, but the one in back looks better suited to a strip mall. The picture windows facing the mountains and 1970s slanted ceilings hint that the place could be made cool, but the interior kitchen poses a challenge.
And a few others worth checking out:
••• 105 Humphrey Road ($5.85 million): “Four classic old time Montecito cottages with five units […] each with its own private yard” walkable to Butterfly Beach (below); already in escrow and likely to become vacation rentals or someone’s staff housing.
••• 652 Tabor Lane ($3.295 million): 1955 two-bedroom, two-bath on the cute-cottage side of the Montecito street.
••• 531 Chapala Street #A ($3.3 million): One-bedroom apartment in El Andaluz with an office, den, and 12-foot-high ceilings in the living room.
••• 5139 Cathedral Oaks Road ($3.075 million): 1006 five-bedroom on a private lane abutting Foothill Elementary School.
