21 Acres Between Summerland and Toro Canyon

In lieu of a roundup of open houses—which haven’t started up again yet—here are some noteworthy properties that have just come on the market.

Located between Summerland and Toro Canyon, 450 Lambert Road ($11.75 million), a.k.a. Live Oaks Ranch, is a 21.62-acre property with four buildings: the main residence, a secondary residence that incorporates part of the original 1800s ranch house, an accessory structure, and a workshop.

The well-designed new-build at 529 Santa Rosa Lane ($5.295 million) went pending before it was even officially listed—undoubtedly a beneficiary of the hot market for turnkey Montecito. I do wish the developer had budgeted more for better bathrooms and roof.

Can the newly renovated 380 Woodley Road ($6.495 million) in Pepper Hill get some of that same magic? It’s a lot of house—8,620 square feet, with seven bedrooms—but not a lot of usable yard. Swell mountain views, though.

And then there’s the .8-acre compound at 735 Ashley Road ($5.195 million), with a main house, guest house, and detached garage with studio above. It was tastefully renovated in 2018. Only the various stairs give pause.

The two-bedroom starter home at 4015 Ramitas Road ($1.599 million) at Hope Ranch needs attention, but maybe the bones are good?

247 Olive Mill Road is a 2.5-acre property divided into two: Parcel 18 ($2.635 million) is a circa-1890 house on one acre; Parcel 19 is a 1982 barn converted into a home on 1.5 acres. The former definitely needs to be redone, and the latter probably does, as there are no interior shots.

Moody Sisters cottages don’t come up that often, so it’s exciting to see 539 Periwinkle Lane ($1.295 million). I doubted that anyone would pay that price for a one-bedroom, one-bath house in this kind of shape, but it already has a pending offer. Maybe a neighbor is buying it as a she-shed or a guesthouse.
