You’re Going to Need a Closetful of Caftans

Noteworthy new listings….

The Moorish fantasies of Carpinteria’s Casa Blanca community require boldness. It doesn’t matter whether you go John Pawson minimalist or Tony Duquette maximalist—you just can’t pretend it’s a normal house, as proved at 871 Sand Point Road ($10.95 million). P.S. The owner of paid just $4.8 million in 2018—and didn’t appear to do anything to the property. UPDATE: A source says that the property didn’t actually sell in 2018—the owners just put in an LLC.

Built in 2008 and dated right out of the gate, 434 Crocker Sperry Drive ($8.79 million) is a big (4,671 square feet) three-bedroom in Birnam Wood, where strong demand has pushed prices up. The entertaining pavilion is appealing.

743 Woodland Drive ($6.195 million) on Eucalyptus Hill sits awkwardly on the street, and I could quibble with some of the Restoration Hardware–style choices, but overall, I see a lot to like—including a yard that’s crying out for a party.

In the clump of oceanfront houses between Lookout Park and the southbound 101 onramp, 2325 Finney Street ($7.5 million) is nothing to look at, and the inside needs to be thoroughly redone. (Try to keep that stone fireplace, though.) In its favor, however: those ocean views—and stairs down to the sand.

Even closer to the sand, on a fancier beach, is two-bedroom 1550 Miramar Beach ($8.75 million). There are no interior photos (yet?).

Dulzura Drive has a suburban vibe, but I suspect that won’t bother whoever buys 1154 Dulzura Drive ($4.295 million)—and someone will, quickly—because it’s extremely family-friendly. P.S. Before you redo your roof like this, please take a look at CeDUR‘s product.

If you can easily replace the floors with wood, 840 Riven Rock Road ($5.85 million) looks like a good deal, especially for someone with kids, thanks to the two bedrooms sharing a hall bathroom.

Out by San Antonio Canyon, 1270 Via Brigitte ($4.85 million) is a Suburban Tuscan in need of lightening up.

The 1950 house at 792 Chelham Way ($3.499 million) is priced as if there’s no work to be done, when the upstairs needs new everything. The lower level has already been redone, and while it’s on the dark side, it does offer a glimpse of the potential elsewhere. Still, do you really want to be in for $4+ million on Chelham Way…?

Another fixer, 571 Via Sinuosa ($3.2 million) is on 1.5 acres in Hope Ranch but with little sense of place.

Let’s hope someone with vision—and a blind spot for the location on the Eastside section of APS— takes up the cause that is 181 Alameda Padre Serra ($1.565 million), built in 1935 and in glorious decay.

Built in 1964 and possibly untouched since, 1115 Arbolado Road ($2.95 million) is a total fixer, or maybe a teardown.

••• 810 Fawn Place ($2.249 million): Five bedrooms and aggressive clerestory windows in upper San Roque (below).
••• 1128 Garcia Road ($2.495 million): Lower Riviera four-bedroom.
••• 3823 Pueblo Avenue ($2.95 million): Five-bedroom main house and separate two-bedroom home over its own garage.
••• 1274 Eleven Oaks Lane ($3.095 million): 1947 house behind the Los Arroyos on Coast Village Road.

Hi there – love your newsletter. Just a note that the prices in Hidden Valley (which is not really your focus) has a house on Palermo (busy street). It sold a few months back – listed for 1.2 and change – sold for 1.3 and change – oh and it had no kitchen or baths. New owner came in, dolled it up and it is back on market for 1.749! Just some info for you.
