The regular argument against rent control isn't that nothing should be done. Alternatively, the best way to help reduce the burden of rent for low-income families is for the government to provide rent vouchers like Section 8 housing. Then the developer needs not create special units that are rent-controlled and the process is entirely between the government and the person receiving assistance. Giving people money has been shown time and again to be the best use of government funds.
Renters are made aware of any changes to property ownership and any increase of costs should be outlined to them explaining why an increase is necessary. But if a property maintains the same ownership, show me where increases in costs come in to play that requires a 6% increase in annual rent to the same renters. Those renters then have less income to spend in the community affecting local businesses etc.
What happens when a property changes hands, and the new owner's costs have increased significantly? Any boom in the prices of real estate, as we've seen here over the past few years, will end up trickling down to rent prices. The only way to control rent prices in a sustainable way is to allow for more housing development. Rent control has been proven time and time again to negatively impact housing stock, and doesn't actually result in long term benefits to renters.
As a former renter and now homeowner in SB, I strongly believe SOMETHING needs to be put in place to restrict the increase in rent. We have owned our home for 4 years and our monthly costs have not changed so why would that be any different for someone renting their property? There's no reason rents need to increase to the same tenants every year. Freakonomics states that rent control deincentivizies new construction. Show me where new affordable (emphasis on affordable) construction has happened in SB without rent control. With our geography new builds are not going to be happening at the rate needed so it's time that landlords stop the greed.

Sort out the writing style and grammar and this would be a great read. Sadly, as it is, it is very hard to follow coherently because of the strange word choices, mistakes and unusual grammatical constructions. Top tip: if you don't know it, don't use it! Loved some of the pictures though.
I’m still heartbroken over losing Oliver’s. Had high hopes for the Little Dom’s team, though they’re still looking for CDC and GM as of last weeks Craigslist ads. Would love to see SY kitchen in the space.
How unfortunate that Alma is going to have such high prices. I was looking forward to something more akin to their Public Market menu so probably won't be a regular. Hopefully they will adjust this with time.
I’m all in favor of the Blue Star Memorial Hwy by Padero but the blue stripe on the medium is an eye sore, I can’t believe that part was approved. Very unfortunate and extremely distracting when driving.
Soul Bites has a good concept and food you can't find many places, yet they are pricey. And the owner says he should be charging more because costs have gone up. $14 for 2 pieces of chicken? Way too much
I love Corazon and do wish he had a few crossover dishes. Public Market is super crowded all the time so going to a quieter spot to eat his delicious food would be nice. Perhaps public market will not let him duplicate same food in other locations?
I have walked by the Patio Cafe for years, at different times. At most I have seen one table occupied, but generally it has been empty. Thought I'd try it: once and done. No idea how they have been hanging on.
The Alma menu looks good and the decor is really nice. I don't see problems with a sit down restaurant. Bettina is already testament to the model in that location. I really love that Chef Ramon does a different concept with each new opening. Besides the quality of his food already distinguishing him, having different concepts and menus at each location sets him apart from the other local Mexican food chains. I hope he continues to expand his empire. If Montecitoans are clamoring for a Mexican takeaway, Ramon can still do that, too. I really admire his creativity and the thoughtfulness that goes into coming up with something new each time instead of creating clones.

Actually, they are classified as toy trains, not model trains. Why? Because the trains themselves (three rail tracks) and the accessories (buildings) are not supposed to replicate reality. That is not to say they are not fun and lots of folks like them, but they are toys, not models (think HO or N scale)

Regarding the 101 update. Anyone know if the Cabrillo Blvd on ramp (heading south) is still happening ? (Near the new roundabout at bird refuge) Removing it was the biggest mistake ever made!

Wow what a missed opportunity to bring fast casual Mexican food back to the country mart. Why do restauranteurs assume that affluent people only want full service dining?
No issues what-so-ever with a classy restaurant insisting it's clients dress nicely. Today's shabby yoga pants and gym shorts world needs a few places that still adhere to some standards. Nothing quite like looking forward to a great night, getting dressed up and prepped, only to be forced to sit near people in gym shorts, flip flops and tank tops spending their dinner playing on their phone while their 3 yr old runs around the room screaming... I give Alma Fonda 6months. 12 if they halve their prices and serve things people actually want...
Caruso's is easily the best in town and if wearing a jacket is part of the price of admission it is well worth it and yes, I agree it just gets better each time.
Standard procedure to start these types of projects after September first as that is when the "Emergency Declaration" kicks in to allow waiving many of the environmental requirements to be able to complete the project before the winter storm season. My guess is that most of these signs will be ignored due to this and due to many of them having fallen down as you stated. Other projects impacting use of the front country trails include Tunnel Road trailhead closed for the rest of the year, on going (with little progress) parking issue at Hot Springs trailhead, San Ysidro trail closed, new debris basin at Buena Vista trailhead, and Romero road to the saddle being closed.
