Noteworthy new listings….

The 1974 Jack Warner house at 1514 E. Mountain Drive ($12.75 million) has killer views and a sexy little pool off to the side. The rooms with sloped ceilings feel better than the flat ones, where a midcentury makeover could do wonders.

“Black Opal Ranch provides an unprecedented opportunity to own a legacy historical property,” says the listing for 21-acre 1835 Santa Monica Road ($10.995 million) in Carpinteria’s Rancho Monte Alegre community. “Amongst the working avocado orchard, the original agricultural tapestry of the ranch is preserved—historic gardens, a weathered barn, rustic bunkhouse, a lemon packing house converted into an enchanted home, and the timeless dwellings of farm workers.” The proposed new main house designed by Robin Donaldson, however, goes in an entirely different direction.

433 Alcala Lane ($6.995 million) reminds me of 172 Santa Elena Lane from last week: it’s turnkey, which counts for a lot, but it’s not in prime Montecito. (In fact, it’s right on the border.) The common rooms are open plan; you can always retreat to the massive primary bedroom or the broad terraces, ripe for entertaining. While much of the .82 acre is buffer, that means less effort needs to be spent on maintenance. P.S. An in-ground hot tub would be way classier.

Near the far end of the street, 3035 Hidden Valley Lane ($3.595 million) is a two-bedroom, two-bath house with terrific views down toward Santa Barbara. There’s not a ton of outdoor space, and many surfaces—the carpet, the cooktop backsplash, the dining room that doubles as a library—want updating. But show me a lovelier spot to do the dishes….

New construction on the Mesa certainly has an appeal, although there are plenty of moments where the developer of 229 Mohawk Road ($4.25 million) might have invested more: just two-and-a-half-bathrooms for the four bedrooms; no sign of a tub anywhere; fewer kitchen cabinets than you’d expect; no window treatments; and more mulch than landscaping. You do get an ADU, though.
