Noteworthy new listings….
Five en suite bedrooms have a timeless appeal, but most of the interiors of 2240 Ortega Ranch Road ($10.95 million) are stuck in the 1990s. And the 4.38-acre lot punches below its weight because of the shape; instead of a pool and guest house, you get a koi pond and a greenhouse. Love the area, though. P.S. Is there an ointment for those bumps on the facade?
“The residence remains in its original design, reflecting limited renovations and restoration,” warns the listing for 737 E. Mountain Drive ($5 million), a three-bedroom Spanish Colonial built in 1935 near the Cold Spring trailhead. And the only photos are these two. UPDATE: An agent uninvolved with the listing says that the property is rumored to have dirt floors—perfect for the tradwife looking to take things to the next level. UPDATE: “No dirt floors were seen,” reports The Vintage Fox, which organized an estate sale there a while back. The company posted photos (here and here and here) that show some of the interiors.
The likeliest outcome for 3646 Campanil Drive ($4.295 million)—a floops situation, as the seller paid $3.25 million just six weeks ago—is that the next owner rebuilds in the original footprint, which seems pretty workable, and there’s room for an ADU on the 1.94-acre lot. Or someone will scrape it and start entirely over. Either way, take a moment to admire the kind of carpet choice you don’t see anymore.
331 Sherman Road ($2.895 million), off the north end of Conejo Road, is a 2012 contemporary that pairs Brutalism with more windows (at least at one end) than the style tends to have. The interiors are fairly minimal, and as you’d expect from the back of the Riviera, the mountain views are terrific.
The handsome staging of 1203 Diana Lane ($1.895 million) can’t hide the fact that the 1946 house needs a new kitchen, some new windows (unless you’re a louver lover), repairs in the detached casita, and possibly updated baths. The main draw here is the dreamy Diana Lane/Road microneighborhood, and while this property abuts N. Soledad Street, it definitely feels of a piece with the area.
1536 Eucalyptus Hill Road ($1.5 million) will sell fast and—let’s make this interesting—for a couple hundred thousand over ask. While the 1957 house has a vintage kitchen and baths, the wood floors, Spanish tile roof, and ocean view seem like a value at this price.

I love the Diana Lane house. The neighborhood is charming and I think the kitchen is fine. The louvered windows have to go though. Agreed that the Eucalyptus Hill house will go fast and over list!
