Noteworthy new listings….

I’m surprised 232 Miramar Avenue ($6.375 million) hasn’t already gone into escrow. Sure, the price is on the high side—or maybe that’s 2019 thinking—and at least one bathroom could use updating, but you get five bedrooms, period charm, a delightful neighborhood, and access to Montecito Union School.

390 Woodley Road ($6.495 million) is undoubtedly hoping to catch some of the luck of nearby 403 Woodley, which sold for an eye-popping $9.6 million. That house was turnkey, however, while this one’s 1980 stylings are unlikely to have such broad appeal. That said, the four-bedroom main house has nice outdoor entertaining areas, and there’s also a new one-bedroom guest apartment with elevator and luscious mountain views.

Riviera fixer 1713 Lasuen Road ($3.5 million) has great views on an excellent street, but the slate of inspections should definitely include a chimney expert.

The seller of 928 Aleeda Lane ($4.3 million) just wants to get out more or less whole, listing the property for $278,000 more than he/she paid three months ago. The abundance of wood and stone lends the house the air of a mountain retreat.

••• 4620 Via Rubi ($2.495 million): 1966 house off San Antonio Creek Road marketed as a teardown (“permit pending for a 4 bedroom 4 bath home”).
••• 1042 Via Los Padres ($3.7 million): A “Mediterranean masterpiece” on Pill Hill. Those are the listing agent’s words, not mine.
