Mediterranean on Two Acres East of the Hedgerow

Noteworthy new listings….

The location-times-three adage is going to be a leitmotif of this week’s roundup. Take 184 Tiburon Bay Lane ($12.9 million), on 2.2 acres in a small gated community east of the Hedgerow. The house could use updating—the Mediterranean architecture is clunky, and the living room is sepulchral—but a similarly sized property in turnkey condition in that part of town would cost significantly more.

Has the Montecito market appreciated 50 percent since the spring of 2023? That’s the assumption at 1850 Jelinda Drive ($27 million) in Ennisbrook, which sold at that time for $18 million (well off the initial ask of $24.85 million). It’s a biggie, to be sure—8,847 square feet and five bedrooms, with a swanky pool deck and tennis court on the 2.09-acre lot—and turnkey if you like the frill-free aesthetic. But is Ennisbrook really a $27 million neighborhood?

I haven’t seen 1071 E. Mountain Drive ($8.95 million) in person, so I may be missing something, but the price seems off by several million at least. The lot is 1.33 acres, which is nice, but it’s not exactly a primo location, and you do get two structures, but the main one looks like modular housing without a trace of character and no garage and no pool. The guest house has more to work with, for what it’s worth.

The 1913 Craftsman at 115 E. Pedregosa Street ($4.695 million), between Anacapa and Santa Barbara, came on the market in February 2023 as a time capsule; it then traded twice, most recently for $2.85 million in March 2024. The current owners gave it a renovation so neutral that I’d guess it was on spec, and yet the addition of one of those pneumatic tube–style elevators argues otherwise. (What a way to make an entrance!) Judging from the video on the listing agent’s website, the upstairs still needs to be reworked so that at least one bedroom is en-suite.

734 Westwood Drive ($3.995 million) has glam style (if you ignore the barn doors), a sexy pool area and dining pavilion, and a detached ADU. While it will likely prove popular, I’ll be surprised if it gets all of its asking price—$4 million is a lot for north of Cliff Drive.

At the end of a long cul-de-sac, 4140 Hidden Oaks Road ($3.375 million) is closer to Hope Ranch than Hidden Valley. The architecture is weird enough that I’d be tempted to go full camp and paint the exterior pink, but the interiors are workable, with fewer flat ceilings than one might expect for the location. The sweet pool area up the hill compensates for the lack of space directly behind the house.

If 2609 Glendessary Lane ($2.995 million) were just one more house off Mission Canyon Road, it would easily be worth quite a bit more. The 1970s bones feel good, thanks to abundant glass doors and skylights (even in the primary…?). I’ll be surprised if it doesn’t go fast. It went into escrow not long after I wrote that sentence.

Built in 1925, 430 Corona del Mar Drive ($2.8 million) is a four-bedroom, two-and-a-half-bath cottage in East Beach with charm aplenty, inside and out. Motels and vacation rentals are across the street, which might only make you feel even more like you’re always on vacation…?

The neighbors must be pleased that something—besides entropy—might happen at 220 W. Figueroa Street ($1.749 million), between De La Vina and Bath. “Only serious Buyers will be Considered,” says the listing. “Proof of Funds required prior to Showings.” You might want to get a tetanus shot, too.

••• 450 Lambert Road ($12.85 million): 21.62-acre avocado farm off Toro Canyon with a 1983 house in need of updating.
••• 2260 Bella Vista Drive ($8.75 million): Yet another 1990s Mediterranean on the north side of Bella Vista.
••• 734 El Rancho Road ($6.15 million): Floops of a handsome spec reno on the back of Eucalyptus Hill that sold for $5.6 million ten months ago. It’s four bedrooms but lives better as three; I’m not sure whether the garage ever got built.
••• 135 Pomar Lane ($6.349 million): Floops of a Hedgerow three-bedroom that took seven months to sell last year at a lower price. (It finally went for $5.85 million in February 2025.)
••• 47 Seaview Drive ($3.995 million): Montecito Shores two-bedroom condo.
••• 245 Cordova Drive ($3.85 million): Mesa four-bedroom, two-and-a-half bath with a big outdoor dining pavilion.
••• 630 Litchfield Lane ($3.495 million): Spec reno of a 1962 Alta Mesa four-bedroom; the seller paid $2.827 million last March.
••• 333 E. Anapamu Street ($3.495 million): 1890 landmarked six-bedroom, three-bath with a trio of one-bedroom units—including one in the front yard.
••• 1981 Eucalyptus Hill Road ($2.995 million): 1975 three-bedroom with ocean view.
••• 2850 Torito Road ($4.95 million): Floops of a 2001 three-bedroom where a pull-down screen over the living room window allows you to pretend that Tom Cruise is popping by to chat about Xenu (below); the seller paid $4.4 million in October 2023.

It’s refreshing to see the word “entropy” in a real estate story. It brings an air of literary sophistication. I bet you are the only writer to use it in that context.

I live near 22O W Figueroa and was shocked to see the for sale front of that shack the other day. And $1.7 mill for a seemingly haunted meth lab?? Hard pass.

What were they thinking when they got rid of the wooden beams at 1071 E. Mountain drive (can be seen in the previous listing photos on Redfin.com but not in the app) and turned it into a prefab/container home lacking any character whatsoever?
