Noteworthy new listings….
While there’s a slightly suburban air around 416 Camphor Place ($8.8 million), due to some of the finishes and the way the house takes up much of the .46-acre lot, the location (on a cul-de-sac off School House Road, walkable to Montecito Union School and the Upper Village) is impeccable, and the 5,000 square feet of living space is impressive. (It’s nearly all single-level.) I don’t think turning it into a showpiece would be too hard, particularly given the gorgeous wood floors. Plus: the upstairs guest apartment has its own laundry, which is brilliant.
I assume 921 El Rancho Road ($5.395 million) is a spec reno: the seller paid $3.65 million in May 2025 and gave the 1971 three-bedroom abutting Hale Park a sexy, minimalist makeover. It looks great—like a Northern California retreat, complete with redwood grove. How it lives is an open question, what with the four distinct levels and weekender kitchen storage.
279 Santa Rosa Lane ($6.495 million) has entered hot potato territory: the Hedgerow property sold for $4.5 million in 2022 and then $5.295 million in 2023. The current owner redid the kitchen, and while it certainly makes the house more livable, it’s not at the level of a $6.5 million house. And that’s just the asking price—a lot more has yet to be put into the place. Buyers keep coming, however, drawn to the 1940s farmhouse charm and the .87-acre flag lot.
The 1952 three-bedroom at 1416 Dover Road ($4.295 million) is two flights of stairs above the garage, but nice Riviera views from the living room, dining room, and primary bedroom are the payoff. I have an aversion to beige bathrooms, but one could argue they’re appropriate to the house, and they might come off better with more vibrant decor (i.e., not monochrome staging). The only outdoor areas on the main level are off the primary and behind the house; you can climb up the pretty terraces in back to enjoy an alfresco ocean view.
I think 310 E. Canon Perdido Street ($3.095 million) might be the perfect Santa Barbara condo,* at least for me. Just east of Garden Street, it’s in an incredibly convenient spot. The interiors are sharp, with a large kitchen and primary bath. And there’s even a spacious deck and, on the ground level, a hot tub. (*It shares a wall with another unit, but there’s no HOA.)

••• 1529 De La Vina Street ($2.095 million): Renovated 1900 Craftsman two-bedroom with surprisingly ornate interiors between Micheltorena and Arrellaga.
••• 40 Rincon Vista Road ($1.695 million): .15 acre of hillside on a cul-de-sac off Las Alturas; “significant preliminary design and planning work has already been undertaken to solicit project feasibility.” The seller paid $1.8 million in 2019.
••• 280 W. Mountain Drive ($3.25 million): 1991 five-bedroom spiffer-upper—with freestanding “hobbit house” and “hobbit bath” buildings—on 40 acres between W. Mountain and Gibraltar Road (below).
