Noteworthy new listings….
Habitués of Hammonds Beach know 1465 Edgecliff Lane ($29.995 million) from its marvelous seawall, and ocean views don’t come much better: the location is pure magic. (To take a stroll on the beach, you either clamber down the wall or use the private gate to access the public trail parallel to Edgecliff Lane.) The whole 6,389-square-foot compound wants a redo—particularly the tight kitchen with the honker of a hood and an awkward peninsula sink—but please do try to find a way to keep the ocean-view primary shower.
There’s also a lot to work with at 660/670 Buena Vista Drive ($18.5 million), two parcels totaling 3.41 acres with a 1933 main house and two guest cottages. The floor plan seems pretty livable to me, although I was unable to see it in person; nonetheless, I think the plentiful, beautiful grounds in the heart of Montecito are the main draw.
Let’s kick off 1275 Kenwood Road ($2.795 million) in Alta Mesa with a look at the floor plan, because there’s something, um, interesting about the way the dining room is the nexus, and how the two guest rooms share a bath right off the foyer. The seller paid $1.4 million in January, so I’m going to assume this is a spec reno, and good for them for making a bold choice in the primary shower and going all out—and then some—with the backyard entertainment zone.
321 E. Mission Street ($2.75 million) is a 1926 three-bedroom, two-and-a-half bath with a quirky-but-pretty journey to the front door—up stairs, through a garden, and around the side of the house. Interiors are traditional, with an outstanding office off the primary.
I love the curb appeal of 512 E. Arrellaga Street ($2.35 million), a 1912 three-bedroom “owned by the same family for over 80 years.” It’s a project, for sure; even if you like things a little rustic and aren’t afraid to rely on Doordash, you’d still probably want to create an actual kitchen. A substantial apartment complex looms to the north.
The listing photos of 2551 N. Highway 101 ($7.1 million), 780 acres north of Buellton, position the property as a place to free-range your kids, but judging from the amenities—”professionally-designed UTV/Can-Am track,” party barn kitted out with billiards and a drum set, Old West–style tool shed—I’d say the real target market is Dad. P.S. That’s an agave field.

••• 951 Via Los Padres ($3.79 million): 1992 single-level five-bedroom, three-and-a-half-bath where the swimming pool is up above the house.
••• 516 Alan Road ($3.249 million): Spec reno of a garage-less 1596 four-bedroom near Hendry’s Beach; the seller paid $750,000 in October 2025.
••• 1524 East Valley Road ($3.59 million): The midcentury Upper Village two-bedroom condo with a pistachio-colored party nook out back (below).
••• 1047 Via Los Padres ($2.695 million): Spec reno bait.
••• 828 W. Figueroa Street ($2.5 million): FSBO 1973 three-bedroom (“can be used as a 5 bd”) on a half-acre with no photos.
