Two Music Venues, a Restaurant, and a Market/Deli Are Planned for Lower State Street

••• A revised plan for 330 State Street (at Gutierrez), which changed hands in early 2025, goes before the Historic Landmarks Commission on Wednesday. The proposal by AB Design Studio calls for two music venues—the smaller one is described as a “piano lounge”—and a “‘core and shell’ for a market/deli and restaurant in the former Casa Blanca restaurant.” The parking lot in front would be converted to a giant courtyard, as seen in the rendering below. Due to circumstances beyond our control, we have made the difficult decision to close our Goleta location. We are devastated by this abrupt change, but so thankful for the incredible support this community has shown us. Our last day in Goleta will be Sunday, September 28—we’ll be open 11 a.m.–6 p.m. (or until we sell out). ••• The long-in-the-works expansion of the Renaud’s at Loreto Plaza on upper State Street still has a ways to go—the best-case scenario is sometime next year. “Unlike a simple extension of the current bakery, the new venture is planned as a separate concept. ‘We don’t want to compete with ourselves,’ [project manager Michael] Harte notes. ‘The idea is to create a more rustic bakery with different products—something that stands on its own. Down the line, it could even become its own brand.'” —Restaurant Guy

••• The newly opened The Rochers at The Ranch House in Ojai has spun off a new concept, T.I.N.P., at the building’s bakery window. The press release is dialed up to 11. (It’s hard not to think of 50 Cent’s “P.I.M.P.”—and by extension, the movie Anatomy of a Fall—when saying the T.I.N.P. name.)

Perfecte and Alia Rocher are thrilled to announce the opening of T.I.N.P., the bold, punk-rock wild child of The Rochers at the Ranch House. T.I.N.P., (This Is Not Pizza), is self-described as fresh-baked chaos and next-level snacks, featuring Coca, the Valencian godfather of pizza, only louder, hotter and more interesting. Coca is crisp on the edges, pillowy in the center and built to carry Perfecte’s imaginative and flavorful toppings.

The menu of next-level snacks—Cocas, Sandos, Sides and Sugar Vandalism are served from the restaurant’s original bakery takeout window in the parking lot.

Enjoyers can order three irresistible Cocas (It’s a Shame, Emotional Support or First Class Hearse by the slice ($6-8), half order for 4-6 people ($38-43) or whole for 8-10 ($61-81), all of which can be enhanced by a variety of custom add-ons. Sandos include The Pink Velvet Ham for $19 or The Funky Hen for $17, as well as Mild Superior Greens salad for $11. Don’t forget the desserts, which feature Not Mom’s Cheesecake and S’more Than a Cookie.

Hey, at least they’re inventive and don’t sound like the same ole same ole foodie places that take themselves so seriously. This is fun, creative and different than the yawn inducing takes from yet another pizza/italian spot.
