Toro Canyon Contemporary Sells for $18.5 Million

Last week’s sales…. It was a great week for Cristal Clarke, listing agent of the first two properties below.

3568 TORO CANYON PARK ROAD (ALSO PICTURED ABOVE)
2009 contemporary designed by Andy Neumann on 43 acres, with jaw-dropping views.
Listed: $27 million in March 2022, cut to $19.95 million in July 2022.
Closed: $18.5 million.

·············

607 SAND POINT ROAD
Four-bedroom oceanfront house built in 1963. The neat thing about Sand Point Road, in Carpinteria, is that it’s far from the freeway and train tracks (unlike Padaro Lane).
Listed: $23 million in April 2022.
Closed: $23 million.

·············

4515 HIGHWAY 154
Three 100-acre parcels, and site of the former Rancho San Marcos Golf Course.
Listed: $12 million in June 2021. UPDATE: Thanks to Anonymous for teaching me something I didn’t know—and for pointing out that the buyer is apparently Battaglia Inc., an Irvine-based developer of theme parks. I’ll be looking more into this….
Closed: $8.75 million.

·············

2729 PUESTA DEL SOL
1925 Spanish with a swell roof deck near the Museum of Natural History.
Listed: $3.95 million in July 2022.
Closed: $3.95 million.

·············

4595 VIA MARIA
1990 six-bedroom off San Antonio Creek Road.
Listed: $3.799 million in July 2022.
Closed: $3.9 million.

·············

746 SANTECITO DRIVE
1990 four-bedroom.
Listed: $3.895 million in July 2022.
Closed: $3.75 million.

·············

30 RINCON VISTA ROAD
Off-market sale of a stylish Riviera three-bedroom; the seller paid $3.75 million in July 2019, which makes me think this might actually be an intra-family transfer.
Listed: N/A.
Closed: $3.5 million.

·············

1208 BEL AIR DRIVE
Super-fast sale (10 days) of a 3,844-square-foot Bel Air Knolls house in need of updating.
Listed: $3.15 million in August 2022.
Closed: $3 million.

················

And a few others worth checking out:
••• 28 St. Francis Way: $2.45 million.
••• 531 Chapala Street #A: $2.4 million.
••• 3101 Calle Mariposa: $2.36 million.

The transaction showed up in MLS, but the title report hasn’t come out yet, so the buyer remains unknown. (It’s likely an LLC.) The buyer’s agent was a commercial real estate agent, for what that’s worth.

I remember in the 80’s when they filmed The Postman Always Rings Twice at the Rancho San Marcos golf course, before it was a golf course. I don’t think the film did all that well but it was fun watching and looking for recognizable landmarks.
