Glen Oaks Traditional With a Vestigial Billiards Room

Noteworthy new listings….

On the site of the former recreational building—which had a billiards room and two-lane bowling alley—of the 1895 Stanford White estate at Glen Oaks, 1729 Glen Oaks Drive ($9.995 million) has an appealing traditional style inside and on the delightful porch. There are five bedrooms, but the two on the ground floor share a hallway bath—pocket door, stat!—and while the bowling alley is long gone, the billiards room was preserved (above). The location on East Valley Drive is not a plus, of course, and the pool is in the front yard. The driveway skirts by as it approaches the garage, which could probably be made more gracious with landscaping.

At the edge of the bluff in More Mesa Shores, the private community just west of More Mesa, 5293 Shoreline Drive ($12.5 million) was known as 5297 Austin Road when it was on the market last year, selling for $2.12 million, more than half off the asking price. The house has been cleaned up a little, and it now comes with a 10-acre agricultural lot next door. That terrace hanging off the bluff isn’t getting any less worrisome.

The floor plan for 405 Court Place ($5.65 million) is only available on the listing agent’s website, and it’s worth a look, because the 1979 two-bedroom house wants to be reinvented, but how? (In a perfect world, you’d add a second story to get the views.) The living room and primary bedroom are both up small sets of stairs, and there’s a guest house right next door. The desirable location on the edge of the Hedgerow will make a lot of people take a gander at the property.

If we were talking about the Harbor Hills or La Vista del Oceano parts of Alta Mesa, I could get behind a $5 million price, but 643 Ricardo Avenue ($5.195 million) is in the far less glamorous part of the neighborhood, surrounded by modest homes. Its main selling point is that it’s recently renovated (before shots are here) and on top of a knoll, but power lines are everywhere.

Should 125 Via Alicia ($4.795 million) sell for its asking price, I imagine it would be a record for the Loma Alicia gated community on the west side of Eucalyptus Hill. The townhome is turnkey with sweeping views. The only catch is that the primary is upstairs.

“Panoramic ocean views greet you from almost every room,” says the listing for 950 Monte Drive ($4.695 million), which is not borne out in the photos. What I do see is a 1951 four-bedroom with some wonderful midcentury moments, a claustrophobic kitchen, and surfaces that need updating. P.S. Beware the fish-eye lens.

Built in 2011, 1697 San Roque Road ($2.395 million) is a Japanese-Craftsman hybrid on 8.51 acres at the very top of the road. I’m bummed not to have been able to see it in person, because it looks like one of one—and in rather nice shape.

921 El Rancho Road ($3.595 million), alongside Hale Park and just outside the Montecito border, feels like a retreat in the woods. The living room, kitchen, and two guest rooms are on the entry level, sandwiched between an office below and the primary bedroom above. It’s not huge, without much outdoor space off the common area, but you do get redwood trees and a freestanding studio. And the tile in the primary bath is marvelous.

••• 4121 Creciente Drive ($15.45 million): A fourth bluff-front property in Hope Ranch has joined the three already on the market; the seller paid $12.625 million in mid-2022 and there’s a conceptual design but nothing more concrete.
••• 4385 Via Presada ($6.75 million): 1980 Tudor in Hope Ranch that gives off those Rusty’s Pizza vibes. It’s on 1.6 acres with a tennis court, but the lack of a kitchen photo is concerning.
••• 4517 Vieja Drive ($5.5 million): 1970s Spanish on the edge of Hope Ranch.
••• 850 Camino Viejo Road ($3.85 million): 1.25-acre lot in the crook of Camino Viejo with two houses, both of which need work.
••• 2211 Lillie Avenue ($3.495 million): Three-bedroom house toward the western end of Summerland; it’s one of those houses where the parking area is up above, with an amazing view.
••• 2301 Anacapa Street ($3.34 million): Upper East fixer on a swell corner lot (at E. Pueblo), with a two-story, one-bedroom guest house. Smells like an opportunity.
••• 3117 Calle Noguera ($2.699 million): 1926 San Roque Tudor that abuts the alley running parallel to State Street (below).
••• 221 La Marina ($2.295 million): Cute three-bedroom, one-bath on the Mesa; the backyard needs landscaping.
