A Pretty Little Cottage on the Lower Riviera

Noteworthy new listings….

The 1925 Alex D’Alfonso at 878 Paseo Ferrelo ($3.379 million), on a Lower Riviera cul-de-sac, will go quickly, even though neither of the two bedrooms is en suite. (Both are large and nice, which helps a fair bit.) There’s plenty of vintage charm, but it also feels turnkey, and the broad yard to the side is rare for this part of town. P.S. The frog must stay!

The floor-to-ceiling windows in back and the pool cabana are winning midcentury moments at 1333 East Valley Road ($4.495 million), but—and I should point out that I wasn’t able to see it in person—I get the impression that the property is still waiting for a thorough makeover. In its favor, there aren’t a lot of three-structure compounds (main house, guest house, cabana) in central Montecito for under $5 million.

Built in 1981, 130 Hermosillo Road ($4.725 million) in Montecito’s Lower Village, has a floor plan with enough quirks that you might think the house—or at least the core of it—is much older. The living room is at one end, and the kitchen/dining/family room is at the other (and on two levels), with skylights galore and opening up to a deck overlooking a pool. P.S. What are the chances you don’t hit your head on that bunk bed?

Built in 1924, 5048 Via Lara ($3.5 million) is a true ranch house, “once part of an original ranch that stretched from Hollister Avenue to More Mesa”—with a water tower and barn (now a “barndominium”). I’d want to bring the interiors up to date a bit—the kitchen hood is giving me schnozz—but a trad wife could take things in the opposite direction, creating a ye olde compound where she could churn butter to her heart’s content.

The front of 3228 Calle Rosales ($2.85 million) is classic European-inspired San Roque, albeit with angles acute enough to concern a feng shui expert. The back is something completely different: at some point, a relatively large “entertaining pavilion” with built-in grill, big-screen TV, and roof deck got appended.

••• 2411 Chapala Street ($2.75 million): 1927 two-bedroom between Quinto and Junipero with a three-bedroom, one-and-a-half-bath “guest house” in back.
••• 700 Concha Loma Drive ($2.495 million): 1956 house in Carpinteria’s Concha Loma neighborhood that must be in rough shape, for the listing has neither description nor photos of the house.
••• 515 Brinkerhoff Avenue ($1.4 million): 1905 two-bedroom with “one bathroom but an additional toilet in the back porch area with the laundry amenities” (below). I hope it’s not the bucket by the door.
