Spiffy $20 Million Spec Reno in Hope Ranch

Noteworthy new listings….

The Cove House folks have taken an ambitious leap with 4200 Marina Drive ($19.975 million), a 1971 Mediterranean on 3.48 acres along Estrella Drive. They’ve worked their usual beige magic—it’s clearly super-fresh turnkey and the surfaces are impeccable. On the list for when I go to check it out today: Are there really six bedrooms? How will it feel once you add more window treatments, art, etc.? What kind of sport would you play on that court? One thing is for sure: I’d love a laundry-room nook to curl up and watch the washing machine lie about when it’ll be done. UPDATE: Thoughts from my visit today…. There are indeed six bedrooms, four in the main house and two in the guest house; two in the main house share a hallway bath. The interiors will still look sharp after you’ve brought in your own stuff. And the sport court is not as long and narrow as it appears in the photos; it’s the size and shape of a pickleball court. The flat acreage is a powerful draw, and you could still conceivably add an ADU. Personally, I would like a bit more architectural grandeur, or just personality (or even just a foyer), for a property of this price, but you really could move in tomorrow, as long as you’re at peace with the landscaping taking a while to fill in.

The interiors at 4020 Cuervo Avenue ($10.995 million), meanwhile, should come with a trigger warning for today’s minimalists: built in 1998, it’s a showcase of Tuscan-style flourishes. The terrace balustrade has real charm, however, and I’m grooving on the peanut-shaped pool. And the guest house looks like someplace you could successfully avoid your hosts. But what effect does the location—on the north side of a Hope Ranch slope—have on the property? Update to come…. UPDATE: It’s even more Tuscan (faux wine barrels!) than the photos let on, but most of that could be toned down; replacing the floors is a bigger job, but it would make a world of difference. The motor court extends between the hill and the house, with not many windows along that facade, so the house doesn’t get a ton of light. But boy, the view is magnificent. And the stairs down to the office/guest house are one of the loveliest, most romantic moments I can remember.

That four-centered arch at 52 Miramar Avenue ($4.75 million) had me at hello, or maybe salam, given how Islamic it feels. Just to the southwest of the Rosewood Miramar Beach, the 1919 property has a dreamy location; while the listing says it was “recently refurbished,” the laundry room argues that there’s more work to be done. And the fine print is important: “This offering is a Tenants In Common interest with exclusive right to use the house and gardens with the current owner retaining rights to the duplex located on the street side of the lot and separated from the house.”

Just east of the San Roque spider web, 316 Vista de la Cumbre ($2.695 million) is a 1950 three-bedroom in good shape, with a permitted ADU hideaway in back. There’s a lot to like, including the walled off area in the front yard, the brick terraces throughout, the outdoor kitchen, and the relatively large primary bedroom. This one will be popular.

Painted a color one might charitably call pistachio ice cream, the 1887 Victorian at 532 Brinkerhoff Avenue ($2.395 million) comprises three units: two in the main house (one is two-story and the other is to the back right) and one in an outbuilding. “100K in recent improvements” have been made, but the house surely still has surprises. For instance, a door in the dining room opens to a wall. I’d hang a mirror in there to spook people….

Once owned by actor Bryan Cranston, 6768 Breakers Way ($7.9 million) is a cool contemporary on the beach south of La Conchita. The price is high for that stretch, but then the house was apparently created with “almost DaVinci level precision.” A lot of brokerbabble is getting written by AI these days, but only a human could’ve cooked that up.

••• 803 Cima Linda Lane ($4.995 million): Floops of a black shingled three-bedroom on Eucalyptus Hill; the seller paid $4.75 million in April 2025.
