Spec Renovation With Midcentury Lines and Sweeping Views

In lieu of a roundup of open houses—which haven’t started up again yet—here are nine noteworthy properties that have just come on the market.

Purchased in April 2019 for $1.6 million, the 1962 house at 1255 Ferrelo Road ($2.95 million) has been renovated, presumably on spec, with many appealing moments. I’d like to see the finishes in person, however, to make sure there hasn’t been too much value engineering, such as the exposed ductwork in the bedroom. P.S. I’ll never understand a window from the bedroom into the bathroom.

If you’ve driven on Ortega Ridge, you’ve probably noticed the distinctive roofine of 350 Ortega Ridge Road ($8.75 million). That seems like a lot of money for a three-bedroom house with no guesthouse and interesting choices aplenty, but then you factor in the awesomely wide and unobstructed views. Budget for really good A/C or a lot of window-treatments for those south-facing windows….

The listing for 1506 Miramar Beach ($6.9 million) says it’s been recently remodeled, but, well, you’d never know it. And the only photo of the facade is this snapshot.

On the other hand, the listing for 3551 Padaro Lane ($12.5 million) has a mere three photos, only one of which shows the house at all.

West of Parma Park, 20 Woodale Lane ($2.695 million) looks like you could move in tomorrow—which is undoubtedly why it went pending almost immediately. Better for a family since only one of the five bedrooms has an en suite bath.

701 Park Lane ($2.995 million), on a shared driveway off one of Montecito’s most prestigious streets, is priced as a teardown.

The bones are there at 320 E. Islay Street ($2.15 million), a mid-block 1910 house—with barn!—in the Upper East.

If you don’t mind the location—does the area between Hope Ranch and the 101 have a name?—331 Arboleda Road ($3.895 million) is a 2008 Craftsman with some appeal. The price doesn’t compute, though: Four bedrooms, 3.5 baths, .5 acre, for $3.9 million would make more sense in the Hedgerow. UPDATE: Thanks to BW for reminding me that “the area is aspirationally called Hope Ranch Annex, or Noleta.”

Another spec renovation, this one in the Upper East: 15 E. Junipero Street ($1.549 million) is a blank canvas of a cottage ready for someone to put his or her mark on it.

Re: Arboleda- This turn key Craftsman is in an area called “Arboleda Acres” that has quite a history with a charming communal cow most notable. Zoned for horses, walking distance to CA Distinguished Hope School District, a stones throw from the Obern Bike Trail. This designer home backs up to a seasonal creek and is on a cul-de-sac, no traffic. If this home were plopped in Hedgerow or HR it would command a price of $5million + how many turn key homes are available with a pool? Supply/demand PS We moved here after the Mud Flow, how quickly this tragedy has been forgotten.

A communal cow sounds dreamy! So cute. I love that area and the Rancho Asoleado stables + the Hope House. I hope those two places never change. You are right there is a lot of history in the area. I also find the Carriage Hill development fascinating. Some great views of the mountains, too.
